Description

Lot 1, known as Box Field, is the largest block of land at Perry Court Farm, extending to 29.34 acres (11.88 hectares) on a moderate slope. It has road frontage to part of the north-eastern boundary, although there is no direct field access from this point; access is instead off the main drive to the farm on the north boundary. Approx. half of the land (northern section) of around 13.74 acres (5.56 hectares) is subject to a 5 year Farm Business Tenancy (FBT) and its Appendix dated 1st November 2022 until 31st October 2027 at an annual rent of £1,000, payable in advance, with reviews permitted at intervals of no less than three years in accordance with the Agricultural Tenancies Act 1995. There is no break clause, and any structures currently used by the tenant are excluded from the sale.

Lot 2, known as Bungalow Field, extending to 7.09 acres (2.87 hectares) is predominately arable land, understood to be certified organic and currently used for vegetable production. The plot includes a large polytunnel and a small area of pastureland and woodland/shaw. Access is via the farm track on the western boundary. This land, along with Lot 3, is let on a 10-year Farm Business Tenancy dated 1st January 2022 until 31st December 2031. The annual rent is £12,000 for both parts, payable quarterly in equal instalments, with reviews at intervals of not less than three years. The tenancy specifies that the land use must remain organic. There is no break clause. There is a substantial galvanised multi span polytunnel of approx.. 16,000 square feet in situ.

Lot 3, comprises a barn with blockwork walls and a corrugated roof, alongside a collection of polytunnels. This lot is included within the same 10-year Farm Business Tenancy as Lot 2, running until the end of December 2031.

Lot 4, is a general purpose building, currently used by a catering business. This is let under a fixed term business tenancy governed by the Landlord and Tenant Act 1954. The tenancy began on 16th December 2024 and runs for 24 months until 15th December 2026. Rent totals £32,016 for the full term, with the first month reduced to £1,334 to allow the tenant to fit out the property. Payments are made in equal monthly instalments. There are 4 caravans currently occupied by tenants included in this sale.
