Features and description

  • Ancient Woodland
  • Over 16½ acres
  • Access directly off the road

Kinsons Plantation is a beautiful ancient woodland, mostly PAWS (Plantation on an Ancient Woodland Site), with the remainder being RAWS (Restored Ancient Woodland Site), with access directly off the public highway, in a desirable location in the Wye Valley in Monmouthshire. The wood is carpeted with bluebells in the spring.

The Woodland: despite being designated as a plantation on an Ancient Woodland site, broadleaves are the major component. It has been planted with a mixture of more than 20% Oak, more than 20% Beech, over 20% Douglas Fir, over 20% Hybrid Larch, with the remaining 15% being birch and other broadleaves. (Note – these proportions are from a 2007 Management Plan, but are not believed to have changed significantly since.) There are also a number of yew trees to found around the wood, particularly at the eastern end.

SPHN: The larch is infected with Phytophthora Ramorum, and is subject to a Statutory Plant Health Notice requiring its felling (or killing by ring-barking, or use of herbicides). The larch is concentrated in the western third of the wood (with the other two thirds not having any) and even in the western third Larch is not the predominant species, so the woodland should recover quickly from their removal. A few have already been felled as part of chainsaw training courses run at the wood, and a contractor has been identified to carry out the remaining work. A potential buyer may have the choice of taking the wood with the trees still standing, and dealing with them themselves, or of having the work done before purchase.

Boundaries: The south-western boundary is Meeks Hill. A short part of the northern boundary is the public highway. The eastern boundary is an earthbank. All other boundaries are fenced from adjoining agricultural or residential land.

Access: There are two points of vehicular access into Kinsons Plantation: via a gateway off the road to the north of the wood (marked A on the plan below), and via Meeks Hill, the green lane from the south of the wood (marked B-C on the plan below). Access is theoretically possible from the entire length of the boundary with Meeks Hill, but the lower part of this lane has suffered extensive damage from running water, so is only passable with the right sort of vehicle at the moment.

Sporting rights: Included

Mineral rights: Included, except as excluded by statute.

Public footpaths: There is one public footpath through the centre of the wood. Other paths are not public footpaths.

National Landscape: Kinsons Plantation is within the Wye Valley National Landscape (Area of Outstanding Natural Beauty).

Local area: Margarets Wood – a Gwent Wildlife Trust Wildlife Site – is adjacent to the eastern boundary of Kinsons Plantation. It is well known for wild daffodils, which are remarkably rare, and it is reasonable to assume that these have, or will, spread into Kinsons Plantation.

The River Wye is about one mile down the road, giving access to the Wye Valley Walk (that runs all the way from Chepstow to Llanidloes).

The area has a history of wire and paper-making, and Whitebrook was home to three paper mills.

Kinsons Plantation is just five miles south of Monmouth, Tintern Abbey is six miles to the south, and the Michelin Star Whitebrook restaurant with rooms is just a few yards away.

Photographs: were taken in November 2025.

VIEWING: You are welcome to visit this wood by yourself. Please ensure that you have a copy of these sales details with you: we recommend either printing the details or downloading them to your phone/tablet/laptop before you go. Please take care when viewing as the great outdoors can contain unexpected hazards and woodlands are no exception.
