Edgewood
Edgewood is a 4/5 bedroom, 2 bathroom home, with much of the accommodation on one level. This property offers the next owner huge potential to update it and make it their own.

With a spacious ground floor layout, and flexible floorplan offering two/three good sized bedrooms, plus two bathrooms downstairs, and a further two bedrooms on the first floor, built under the eaves.

The original bungalow built here was extended some time ago, with a two storey extension, providing a larger kitchen plus another bathroom, bedroom 5 (or study) and garage/workshop and a new hallway. This leads to the L shape lounge/diner, large utility room (former kitchen) and further smaller bedroom, plus main bedroom and shower room on the ground floor. There are 2 bedrooms above in the newer part of the house, via the staircase and large entrance hallway.

In general now the whole property is quite dated and needs updating, meaning a new owner can make it their own.

In more detail, on entering the hallway there are doors in to a bedroom (or study), the family bathroom, the kitchen, and sitting/dining room, and large storage cupboard, and stairs rising to the two first floor bedrooms.

The large L shape sitting / dining room, with brick open fireplace and built in cupboard, has French doors to access the spacious UPVC conservatory to the rear, and a wide picture window to the front. There are doors to the utility room and a further inner hallway. This leads to a main ground floor bedroom, spacious and with a picture window to the front and wardrobe cupboard built in. Behind this, a smaller bedroom or study, with window to the rear overlooking the gardens. There is a shower room with WC and basin, alongside.

The conservatory to the rear of the dining area, is a very generous size and offers further space for living and relaxing, overlooking the generous rear gardens with access to a paved terrace outside.

The kitchen houses a range of fitted limed oak units, and a traditional AGA oil fired range cooker. There is a large window and a glazed door to the rear. It is a spacious room, with a hatch through to the dining area. Further storage and units and space for laundry appliances are provided within the large utility room, which also houses the oil-fired boiler, located off the dining area.

The upstairs bedrooms both have large velux windows overlooking the gardens, one at the front, and one at the rear, and both have sloping ceilings with some restricted head height.

Outside
The single garage is attached, flat roofed, and has a large paved driveway leading to it providing off-road parking to the front. There is also a large workshop behind.

The mostly lawned gardens surrounding the property are well laid out, with a fully fenced storage area to the side housing the oil tank, and further lawn and established trees and shrubs to the rear. There is also a pond and seating area, screened by trellis. The garden enjoys a leafy setting with mature trees, and the property is bounded by ranch type post and rail fencing, with front and side access, with a small further gated off road parking area and timber shed to the rear. The size and potential of the whole property would allow for the new buyer to add their own touches to it and make it their own, or possibly extend the house further (STPP).

Location
Edgewood, as the name implies, is on the edge of a mature residential turning, within a wooded and quiet natural setting, with easy access to the centre of Bury St Edmunds (approx. 5 miles to the station). You are also in very easy reach here of the highly regarded Culford Preparatory School.

West Stow is also known for its lovely natural wooded surroundings, its historic Country Park, and Anglo-Saxon village. Close by too, is access to the nature reserve in the Kings Forest, Lackford Lakes, and Fullers Mill Gardens, and Flempton Golf Club each providing for a wide range of outdoor leisure activities.

The amenites of the historic centre of Bury St Edmunds, further schooling, and wide variety of leisure, shopping, and entertainment options are all within reach just a few miles away.
