Located within reasonable proximity to Harperrig Reservoir (Harperrig Reservoir is a reservoir in West Lothian, Scotland, to the north of the Pentland Hills, four miles (6.4 km) south of Mid Calder). At Harperrig Reservoir the fishing season runs from 15 March to 15 October and the fishing permits are administered and sold by Harperrig Fisheries Ltd, a company which represents the various owners of the fishing rights. Both boat and bank fishing are allowed and the reservoir is stocked with brown trout. The property has been part of Colzium Farm and is accessed via a single track road serving the farm and other residential properties. We understand that mains electricity is available on site. There is a private water supply and septic tank drainage. The subjects are situated in a rural setting, surrounded by fields and woodlands, and in close proximity to Harperrig Reservoir, a commercially run fishing loch. The nearest town is Kirknewton, a village formerly in the county of Midlothian and, since 1975, in West Lothian. The population of the Kirknewton Community Council district is 2200, which includes the village and surrounding areas. The subjects are accessed via 1.5 miles of single track road which runs from the A70 (Lanark Road) to the subject property via Harperrig Reservoir. It is assumed that the road is privately owned and maintained on a co-user basis. The road is made up. It is assumed that there are appropriate rights of access. The land and buildings were historically associated with agricultural activity. Most recently used in conjunction with farming at Colzium Farm. The property has been part of Colzium Farm.
