Description

Laurel House is a handsome detached house which is believed to have been built in 1927 for the Bibby family. It is constructed of brick with roughcast rendered and painted elevations beneath a tiled roof with high chimney stacks, and served by gas fired central heating and double glazing. During the present owners’ tenure of over 20 years Laurel House has been subject to a comprehensive scheme of upgrading, including an extension and some reconfiguring along with extensive cosmetic renovation. The house now provides spacious and well appointed accommodation designed for modern family living, with a welcoming entrance hall with timber paneling and fireplace with woodburner, a spectacular open plan kitchen with dining and seating areas opening into a lovely reception room with access to the garden, quality bathroom fitments, and also plenty of character throughout with deep coved ceilings, oak staircase, some hardwood floors and period fireplaces.

The kitchen has been superbly fitted and incorporates plenty of storage with cupboards and drawers beneath granite work surfaces, a gas fired 4 oven Aga with additional double oven and gas hob, and there is a central island with breakfast bar. Beyond is a utility with further storage and access to outside. Also off the kitchen is a large study with fireplace, integrated shelving and Crittall style doors. The extension adds an impressive extra reception room, large enough for both dining and sitting areas, with feature gas fire and wide sliding doors opening to a large terrace which spans the width of the building. In addition is former dining room, now a gym, with fireplace, and cloakroom with W.C.

The first floor is equally comprehensive, having five bedrooms and five bath/shower rooms, four of which are ensuite. The master suite is particularly spacious with large double room with access to a fantastic decked terrace above the extension from which there are lovely views over the gardens, and a fully fitted dressing room which was previously a sixth bedroom. The majority of the bathrooms have been refitted in recent years.

The gardens lie to the south west with a wide lawned area screened by beech and conifer hedging and stocked with an abundance of flowering trees and shrubs. There is a long York flagged terrace fronting the house

Location

Laurel House occupies a private location close to the centre of Caldy, regarded as one of the most sought after villages on the Wirral Peninsula. The immediate position of the property if of particular significance, being set back from the lane and surrounded by well maintained gardens and grounds which provide a high degree of privacy.

A wide range of services is available in the nearby villages of West Kirby and Heswall including doctors and dentists surgeries, parades of shops, restaurants and supermarkets. The cities of Chester and Liverpool both offer excellent shopping and leisure facilities.

Directions

To reach the property, take the A540 in a north westerly direction along the Wirral. Having passed through Heswall and Thurstaston continue down the hill with Caldy Rugby Club on the right hand side, and at the roundabout take the first exit. Proceed into the middle of the village through the bends, turning left into Croft Drive West. The entrance to Laural House will be seen on the right hand side being the second property.

Outside

Laurel House is approached through a pair of electrically operated timber entrance gates to an expansive gravelled parking area in front of the house, which extends to the far boundary where to the attached garage, and a storage area set within a stand of mature conifers. The gardens are to the south west of the house and have been landscaped to provide a mature and extremely attractive setting for the house. There are wide lawns and numerous borders supporting a variety of flowering trees and shrubs together with an ornamental pond. The gardens also contain several specimen trees. A wide stone flagged patio extends along the width of the house with steps down to the garden, and along the southerly boundary is a fantastic outdoor entertaining area with large timber framed and slate roof gazebo, served with light and power.
