Description

Extending to about 322.75 acres, the land comprises several good-sized arable fields, 7.06 acres of woodland and about 12.50 acres of grassland, providing an opportunity to acquire a productive block of land in a desirable location in Essex. The field sizes are mixed and the land is all under-drained. The land has been farmed with a traditional rotation of winter barley, winter wheat and oilseed rape, but the majority will be planted with spring barley in 2026. The land is gently undulating, providing an attractive block with river frontage at the south-eastern fields.

The land is classified as Grade 2 & 3 in the Agricultural Land Classification series of England and Wales and is of the Hanslope soil series. The soils are described as slowly permeable non-calcareous clay soils. This soil is suitable for growing cereals, oilseed rape and pulses.

The land has been well-farmed and is managed under a contract farming arrangement. The contractors have been made aware of the sale but wish to farm the land to the end of the 2026 harvest.
