Description
Lochiel Cottage is a very well-presented detached home which sits on a slightly elevated site and from where there are sublime uninterrupted waterscape views out across the upper reaches of the Firth of Clyde and Loch Long.
Lochiel Cottage is completed in white painted render, all neatly presented under a dark grey tiled roof. A good-sized raised composite decking area is located at the front of the property and from where there are breath-taking views across the Firth of Clyde and the entrance to Loch Long.
Lochiel Cottage makes for an excellent principal private residency for many, in a situation of great natural scenic beauty; Ardentinny is also a well-known west of Scotland holiday and short break destination and so Lochiel Cottage offers scope to new owners as a second or income producing, self-catered holiday home.
Outer front door to welcoming sunroom set up as informal sitting cum dining with uninterrupted waterscape views, cloaks cupboard, twin leaf glass insert doors to formal sitting room with warming multifuel burner, vertical wall radiators, kitchen with window to front and rear gardens and waterscape views, central island with informal breakfasting and dining bar, dining room with part mirrored fitted wardrobes, twin leaf doors to gardens, family shower room, bedroom 1 with window to front gardens and waterscape views, utility with velux windows, door to gardens, family shower room with heated towel rail, hall store cupboard.
Via carpeted staircase to first floor, velux window, access to property eaves, bedroom 2 with part mirrored fitted wardrobes, cupboard housing the hot water tank and air source switch gear, windows to waterscape views, bedroom 3 with fitted cupboard, window to rear garden and waterscape views.
Outbuildings
Detached timber summerhouse/studio with light and power supply, twin leaf doors. 2 x timber gardens shed, greenhouse.
Gardens
Via twin leaf gates to private tarmac driveway offering ample vehicular hard standing and parking, the driveway is flanked with gravel and planted beds to one side and bounded by a stone wall to the other. The front gardens are laid to a combination of lawn and gravel beds, with colourful flower beds and bushes. A generous patio and composite timber decking at the front of the property offers an excellent space for alfresco sitting, dining and entertaining guests and from where there are sublime views towards the Firth of Clyde. A timber personal gate at the side of the property provides access to rear gardens which are low maintenance by design and laid to a paved patio area, stone steps set into a stone wall provide access to an upper level, all of which is overgrown with mature beds and bushes.
Situation
Lochiel Cottage is located at the very southern tip of the peninsula at the very head of the Holy Loch at Strone. From its fine coastal position, there are spectacular waterscape views to the upper Firth of Clyde, south to the mainland opposite at Gourock and almost as far as the eye can see to The Cumbraes and Arran in the far south.
Strone has a local provisions store/coffee shop and a friendly local pub (5 minute walk). Blairmore has a new restaurant/coffee shop and there is also a restaurant in Ardentinny. Dunoon, seven miles away, has more extensive facilities as well as a library, hospital, leisure centre and swimming pool. Greenock, (by ferry crossing), is about 13 miles, and the Braehead retail village at 33 miles, offer many of the major high street multiples.
There is a primary school in Strone and both further primary and secondary schooling in Dunoon. Some children in the area attend the independent school of St Columba’s in Kilmacolm and a private bus service is in operation from Gourock.
Set within the National Park and the Argyll Forest, Lochiel Cottage is a few minutes’ drive from the towering Californian redwoods at Benmore and the stunning beauty of the freshwater Loch Eck. Salmon and sea trout run the nearby River Eachaig.
The area is renowned for its natural beauty with many miles of quiet roads, forest trails and hillside tracks.
For sailing enthusiasts, the Firth of Clyde offers some of the most scenic sailing in western Europe and there are marina and chandlery services at The Holy Loch, Port Bannatyne, Portavadie, Inverkip and Largs. The Holy Loch Marina & Sailing Club is approx. 15 minutes’ drive away and there are plans to extend this to provide additional berths, car parking and the erection of a licensed restaurant and retail units. There is the possibility of a mooring in front of the house, subject to Crown Estate approval.
As with most parts of Scotland one is never too far from a golf course and Lochiel Cottage is no exception, the Blairmore and Strone Golf club is only a few hundred yards away from Lochiel Cottage.
Services
Mains water supply, mains drainage, air source heat pump supported by a warming multifuel burning stove, double glazed. There are 12 solar panels on the roof.
Note: The services have not been checked by the selling agents.

About this agent

The business model of Estate Agency and Lettings distribution has changed, no longer do people pour over local papers searching for their dream home; no longer do they need to look in estate agents' windows or queue to discuss search criteria with estate agency or lettings receptionists. In recognising this, we have changed too, we have evolved to develop an efficient business model which pro-actively distributes property globally via our well managed database and digitally via the world wide web. Good systems are important to us, however, Estate & Lettings Agency is a people business, our people have been carefully selected for their scope of property and customer interfacing expertise. We recruit intelligent, clear thinking and articulate property professionals. The team has an average of 20 years’ experience in the industry and we are proud to have been behind some of the most high profile and often complex sales and property asset management deals in the West of Scotland. At Robb Residential we can’t say we are the largest firm, we’re not. At Robb Residential, we can’t say we are the smallest firm; we’re not. Our point of difference lies in our people and in the delivery of service excellence. The Robb Residential team owns and shares in its commitment to delivering that service excellence, and so what we can say with a measure of assured confidence is that we will be the best.
