Description

Commencing 2 February 2026 to 29 September 2032
and located predominantly west of junction 3 of the
M58 at Bickerstaffe.

LAND
The land extends to 480.47 acres in total, available
in 3 lots. The land is classified as Grade 1 agricultural
land. Soilscapes describes the soil as naturally wet
very acid sandy and loamy soils suited to cereal,
root, and vegetable cropping, and Slightly acid loamy
and clayey soils suited to autumn sown crops and grassland.

Lot 1
77.69 acres of predominantly arable land north of the
M58. The land is largely bound by mature hedging,
with good access available from A506, A570 and
Church Road.
Lot 2
176.14 acres of Land at Bickerstaffe. The land is
accessed via Hall Lane and Church Road. The land is
predominantly arable cropped with around 35 acres
of pasture.
Lot 3
226.62 acres of land east of Bickerstaffe. Arable land
with some temporary grass for forage and 17.5 acres
of permanent pasture.

Tenancy
A Farm Business Tenancy agreement is to commence
on a minimum fixed term from 2 February 2026 to 29th
September 2032. The tenancy will be subject to rent
reviews in accordance with Part II of Agricultural Tenancies
Act 1995. A copy of the agreement is available as part of
the tender pack – the terms of such agreement will not be
subject to any negotiation unless expressly detailed as part
of such tender. The Estate would be open to considering a
longer term letting to the right party.

Entry
The land will be available for entry on 2 February 2026, save
for the land hatched yellow which will be available from 1
October 2026.

Rent
The rent will be demanded quarterly in advance on 25
March, 24 June, 29 September, 25 December, save for the
first demand will be from 2 February to 25 March on a pro
rata basis.

Repair
The tenant will be responsible for full repairing and insuring
the holding.

VAT
The land is likely to be elected for VAT and the rent will
therefore attract VAT at the prevailing rate.

Services
The land does not benefit from any known services, including
water. The tenant will be responsible for meeting the costs of
any services consumed on the holding including, if relevant,
any drainage rates.

Land Drainage
Some of the land benefits from under drainage. Drainage plans where held can be inspected by the ingoing tenant.
Environmental Schemes. The land is intended to be let without the benefit of any stewardship agreements on the holding.

Rights of Way, Easements and Wayleaves
The land is let subject to all existing rights of way, easements and wayleaves public and private whether specifically mentioned or not. The landlord will reserve the right to enter into any wayleaves or easements as required with the benefit of all payments in respect of any apparatus situated above or below the ground. The tenant will be responsible for maintaining any internal surfaces and tracks within the holding throughout the duration of the tenancy.

Designations
The holding is located within an NVZ.

Sporting Rights, Mineral and Timber Rights
The sporting, mineral and timber rights are specifically
excluded from the tenancy. The sporting rights are currently
let to a third party across the holding.

Fees and costs
Each lot will be subject to a contribution to the costs of fees
incurred by the Landlord of £1,500 + VAT per Lot.

Method of Letting
The land is offered by informal tender. The owners do not bind themselves to accept the highest or any offer. All tenders must be submitted by Monday 15th December at 12 noon on the tender form provided by the Landlord’s agent. Tenders should be submitted in an envelope clearly marked Knowsley Tender to:
