The Designer



Founded by Bartlett graduate Ashley Law in 2022, Flawk is a purposefully small-scale property developer transforming underloved sites into thoughtful expressions of community, craftsmanship, and free-flowing creativity. In restoring and reimagining neglected pockets of the city, Flawk present surprising and sensitively designed homes including Newbold Cottages in Whitechapel. Our projects are characterised by tactile encounters, high-quality materials, and bespoke fixtures and objects poised between art and function.



Known for commissioning and supporting local emerging architects and makers, Lamble Street is peppered with bespoke details and furniture designed by Isabel Farchy, Freddy Tuppen and STORE projects among others.



The Tour



Set at the end of a row of mid-century terraces, the house is approached via a gated entrance that opens onto a carefully planted front garden, with a Hawthorne tree in the centre. Recognisable for its sculptural form, the understated brick exterior is animated by a curved, tower-like volume and glazing in a variety of shapes.



The front door reveals a bright hall on the ground floor level, with a cloakroom immediately to the left. Deliberately spare and generously proportioned, the interiors are defined by a restrained colour palette and a considered selection of materials and finishes. Crisp white walls are complemented by rich oak-wood floorboards, while natural light infuses the space with clarity and depth. Across all floors, bespoke joinery lends a sense of cohesion while also providing abundant space for storage.



The plan unfolds naturally onto a sociable open-plan reception area, which occupies the entirety of this floor. The sitting room is at the front, framed by a tall window overlooking the front garden. A pivot door swings to close this area from the front door, while a WC with marble sink lies just behind.



The kitchen and dining room are positioned to the rear, where bespoke wood cabinets arranged in a L-shape configuration are topped with slim brushed-steel work surfaces. Integrated appliances include a Smeg oven, Miele dishwasher and a Bosch fridge-freezer.



From the hall, a striking staircase with a sculpturally executed balustrade and sleek steel handrail ascends to the upper floors. In the stairwell, large circular windows frame views of the surrounding greenery. Natural light spills in through a large skylight above, allowing the communal spaces to softly glow.



The principal bedroom crowns the top of the house, offering a private and quiet retreat. It has a walk-in wardrobe with handles by STORE projects and glass doors sliding open to a private terrace with views across the heath. The en suite is well appointed with a large walk-in shower and finished with Tadelakt-coated walls. Tactile, square stone tiled flooring extends underfoot, warmed by underfloor heating.



A further two double bedrooms are found on the first floor below. One of these has an en suite with shower; the other lies within the house’s rounded volume, its walls creating a sense of calm enclosure. Both rooms have built-in wardrobes.



Also on this floor is a large, shared bathroom with a shower over bath and sensitive marble accents.



Outdoor Space



The principal bedroom opens to a private decked terrace with space for outdoor seating. Its elevated position looks over the charming rooftops of Oak village and towards the leafy heath beyond.



The Area



Lamble Street sits at the heart of Gospel Oak, 10 minutes away from the green spaces of Hampstead Heath and Parliament Hill. The Heath has freshwater swimming year-round in its bathing ponds and provides some of London’s most beautiful woodland walks. In addition to elevated views of the city from Parliament Hill, there are tennis courts, cafés and Kenwood House, a wonderful 17th-century country house and gallery. Highgate Cemetery, one of London's 'Magnificent Seven', is also a short walk away.



There are some fantastic pubs nearby, including the Bull and Last and The Southampton Arms. The Lord Palmerston and the Junction Tavern are also among local favourites.



The independent shops and bakeries of Swain’s Lane are a few minutes’ walk and include B Bagel and Superette deli, which has a wide range of specialist provisions.



A brief stroll away, Tufnell Park has a thriving high street. Tufnell Park Bakery and Intrepid Bakers are both excellent spots for freshly baked pastry and coffee, while Authentique, Haku and La Tana are brilliant restaurants. Independents here include Diverse and the popular Pilates and yoga studio Down to Earth. Kentish Town is also close and has an excellent selection of independent shops, restaurants and pubs, including Kossoff's bakery, Sushi Masa and Mario's Cafe.



Many of London’s best schools are nearby, including the College Français Bilingue de Londres, as well as several highly regarded state and private options. Gospel Oak Primary School and Rhyl Community Primary School are both within a five-minute walk. For secondary education, Parliament Hill School is also nearby.



Gospel Oak station is a three-minute walk from the house. It serves two Overground routes: the Mildmay line towards Richmond, Clapham, Highbury and Islington, or Stratford, and the Suffragette line to Leytonstone and Barking.
