Video tours

Stepping out into the morning sunshine to wander round her garden just as the world is waking up, the owner of Bridge Farm in Ledburn never fails to marvel at the seclusion and the tranquillity. “It is so private and peaceful here,” she observes. “You can go for a walk all the way round the garden and no one can see you. That is just one of the many wonderful things we have enjoyed about being here.” She and her husband bought the house 16 years ago so they would have ample space for their children and grandchildren to spend time with them. Since then, they have gone on the enhance the property, making it their own and even building a timber-framed tea room that has become a thriving business. “It was during Covid that we decided to do this, never imagining for a minute that it would ever become as successful as it has been,” she says. “But people love to come here. They can escape from their busy lives for a little while and simply gaze out across the countryside.”

Rooms

GLORIOUS SUNSHINE
Built 32 years ago, the beautiful, three-bedroom house nestles in just under an acre of land and offers bright, modern living space across two storeys. Boasting a south-facing position, it enjoys streaming sunshine and is warm in the winter months and cool during the summer. “We have improved the house in the time we have been here,” she explains. “We have replaced the kitchen and bathrooms, and we have added a lovely garden room, with doors that open onto the terrace. This is probably my favourite place to sit as it is so sunny and light and you can look out over the leafy garden.”

AMPLE SPACE
Bridge Farm is entered at ground-floor level, where family members and friends emerge into a capacious, triple-aspect, open-plan kitchen dining room. “This part of the house has been perfect for our family as there is so much room for everyone to spread out.” Indeed, the kitchen area itself is cleverly arranged along two walls, leaving ample space for comfortable seating, should that be required, as well as dining furniture. There is a pantry, utility room and access to a downstairs shower room. Double doors also lead into the sizeable sitting room, and this in turn opens into the beautiful garden room. “There is a good flow to the ground floor of the house, which works well for both family living and entertaining.” All three double bedrooms are on the first floor, together with the family bathroom. The master bedroom has an en-suite bathroom.

GREAT POSSIBILITY
The detached teahouse has been exquisitely built. It has a vaulted ceiling, wood-burning stove and space for seating inside and undercover outside. There are also pods for those seeking privacy over their tea or coffee and cake. “Now that we are moving on, there is the opportunity for the person who buys the house to take over the teahouse as a business and run it themselves if they wish,” the owner says. “Equally, the building could be used for something different altogether, such as office or leisure space. Subject to the relevant planning permissions, it could even be converted into additional living accommodation.”

LOOKING AHEAD
The paddock, which has its own entrance and has been used as the cafe park for the tea room, could also have a range of uses. Anyone wishing to develop something of a small holding could use it for animals or planting, perhaps. It could also be ideal for children or adults seeking additional space for outdoor games, sports and other hobbies. Because it can be accessed separately from the house, new owners could even look into the possibility of whether it might be able to be developed for homes (again, subject to the relevant planning permissions). It is believed there could be space here for one or two properties.

SUPERB SURROUNDINGS
Already a magnificent home, and with so much potential, Bridge Farm could be an exciting proposition for its next owners. Less than 10 minutes by car into Leighton Buzzard, with its shops, supermarkets and train station, and well connected to Luton, Milton Keynes and the M1, the property has provided the family with exceptional convenience, as well as all the space they have needed. “We do plan to stay in the area,” she adds. “Our family is here, but it is also an area we love. The countryside is beautiful, there are lots of great walks and it is so tranquil. More than anything, however, I think I will miss the privacy we have here. It will be very hard to find that anywhere else.”

SETTING THE SCENE
“More than anything, I think I will miss the privacy we have here. It will be very hard to find that anywhere else.”
