What Kinetic Estate Agents Loves About This Property

Nina Sharpe (Sales & Lettings Director): “The quality of finish is exceptional — it’s been redesigned with real thought and care, creating a home that feels both elegant and practical.”

Rob Webb (Director): “The position of this house is incredible — cathedral views, a south-facing garden, and walking distance to the Bailgate. It doesn’t get much better.”

Jo Foster (Sales Manager): “Every detail has been considered — from the original stained glass to the sleek kitchen design. It’s a perfect example of classic meets contemporary.”

Step Inside

From the moment you step through the original stained-glass front door, you immediately sense the craftsmanship and attention to detail that defines this exceptional home. The welcoming entrance hall makes a striking first impression, showcasing elegant black-and-white tiled flooring, a beautifully refurbished staircase complete with runner, and cleverly integrated storage beneath. Every detail here sets the tone for the impeccable interiors that follow — a seamless blend of character and contemporary design.

Just off the hallway, a modern cloakroom/WC offers both practicality and style, featuring tasteful tiling, a vanity unit with storage, and a discreet additional cupboard — the perfect touch for a busy household.

To the front of the property, the lounge (3.63m x 3.61m / 11'11" x 11'10") is a calm and inviting retreat. A feature bow window fills the room with natural light, while an electric fire creates a warm focal point, ideal for cosy evenings in. Soft neutral décor and quality finishes make this space both elegant and relaxing.

Moving through the hallway, the home opens up into its breath taking open-plan kitchen and dining room (3.76m x 6.09m / 12'4" x 20'0") — truly the heart of the home. This impressive 20ft space combines style and functionality, fitted with a stunning range of shaker-style wall and base units, quartz-effect worktops, and an array of high-end integrated appliances. At its centre sits a breakfast island with a sleek induction hob and built-in extractor, perfect for casual dining or hosting family and friends. Natural light pours in from every angle — a bow window to the front and full-height French doors at the rear flood the room with sunshine throughout the day, while providing seamless access to the south-facing garden beyond. Whether it’s morning coffee, weekend brunch, or summer entertaining, this space adapts beautifully to every occasion. Practicality hasn’t been overlooked either. Completing the ground floor is a well-equipped utility room (2.26m x 1.96m / 7'5" x 6'5") fitted with matching cabinetry, a sink, appliance space, and external door for easy garden access, there is also drainage/water supply and power behind a false cupboard in the utility (it’s hidden with a Velcro attachment). Adjacent to this, the boot room (3.70m x 1.63m / 12'2" x 5'4") keeps the main living areas free from clutter — an ideal solution for coats, shoes, and all the essentials of modern family life. The layout of the ground floor perfectly balances everyday functionality with refined design, making this home as beautiful as it is practical.

Rising to the first floor, the generous landing introduces a sense of openness that mirrors the rest of the home. Each of the four double bedrooms has been tastefully decorated, creating bright, restful spaces that feel instantly welcoming.

The main bedroom (3.76m x 3.51m / 12'4" x 11'6") exudes calm sophistication, featuring a large bow window and a luxurious en-suite shower room fitted with a rainfall shower, modern tiling, and a heated towel rail. Bedrooms Two and Three (3.63m x 3.61m / 11'11" x 11'10" and 3.45m x 2.39m / 11'4" x 7'10") enjoy direct views over Lincoln Cathedral, offering a picturesque outlook that changes beautifully with the seasons. Both rooms are well-proportioned, ideal for family members or guests. Bedroom Four (3.81m x 2.51m / 12'6" x 8'3") provides flexible use — perfect as a home office, nursery, or comfortable guest room. Completing the first floor is the family bathroom (2.56m x 1.96m / 8'5" x 6'5"), designed with both style and practicality in mind. Featuring a four-piece suite including a separate walk-in shower, bath, vanity basin, and WC, it’s a space that feels luxurious yet functional — ideal for busy mornings or relaxing evenings.

To the front, a generous driveway provides parking for multiple vehicles. The large single garage (8.53m x 2.26m) offers power, lighting, and secure storage — ideal for a workshop, gym, or conversion potential if you required more internal space within the property (subject to permissions). Step outside to a beautifully landscaped south-facing rear garden, perfect for families and entertaining. A spacious patio area leads out onto a generous lawn, framed by mature shrubs and fencing for privacy. With direct access from the kitchen, utility, and garage, this garden is both practical and picturesque — complete with panoramic views of Lincoln Cathedral providing an incredible backdrop all year round.

Kinetic are a modern independent estate agency newly established in 2017 covering Lincoln, Grantham, Newark and the surrounding villages. The agency offers all the benefits of a traditional high street agency and online concepts, both at low and fair selling fees. Directors Daryl and Rob boast 20 years' experience within estate agency and have both worked through good and tough markets. Being a small, independent agency they pride themselves on offering first-class customer service by providing regular contact, utilising cutting edge technology but still retaining traditional old-fashioned values. Kinetic have listened to customers and recognised that there is a demand for both of our packages within the current market. The general opinion is that most clients prefer the traditional 'No Sale No Fee' high street estate agency approach but at a reasonable and fair commission. On the flip side, the obvious risk when engaging most faceless online only concepts is actually being able to get hold of the ‘local expert’ when they’re paid individual upfront commission, regardless of whether they sell the property or not. With Kinetic you can have the best of both worlds, a physical office for regular contact and accountability along with low and fair fees!
