3.Did you convert from an outside store the utility/bootroom or was this already done and you renovated internally?
Already done we added insulation internally and plastered out.

It was done before we owned it we just re roofed it.
5.How old the main roof?
We just had a roofer to look over it and repoint and changed tiles were needed not sure on age. We did this whilst doing fascia and soffits.

Yes there is an open fire behind the wall acoustic board it has just been boarded and plastered over but can be re opened easily if required.
