The land at Howmuir is located in the heart of East Lothian, one of Scotland’s most productive agricultural regions. The land benefits from high-quality soils, low altitude and a favourable climate, making it well-suited to intensive arable production. East Lothian experiences relatively low average rainfall of 622mm per year, and temperatures typically remain above freezing in winter, with an average of 19°C in July. Situated approximately 3 miles southeast of East Linton, the land lies within a predominantly arable landscape. Transport links are excellent, with the A1 trunk road located approximately 4 miles to the north, and the Edinburgh City Bypass around 20 miles to the west. The local agricultural infrastructure is well-developed, with access to a range of merchants, machinery dealers and a successful machinery ring.

Howmuir is currently farmed as part of the wider Biel Estate and is offered for sale in three separate lots. Lot 2, Howmuir East, extends to approximately 102 acres (79 acres arable, 18 acres woodland) comprising of 2 fields of 68 and 10 acres respectively.

The fields are of a good practical scale and layout, bordered by mature amenity woodlands that provide well-defined natural boundaries. There is an internal track that intersects the parcel Field 7. The land lies between 30 and 55 metres above sea level.

According to the James Hutton Institute, the land is classified predominantly as predominantly Class 3.1, with a lesser area of Class 2, supporting a wide range of arable cropping. The soils belong to the Rowanhill soil association, which is characterised by non-calcareous brown forest soils with a clay loam texture. These soils are easily worked, have a good working depth, and are relatively stone-free, holding moisture well and supporting consistent yields.

The arable rotation has focused primarily on cereals, including winter wheat and spring barley, with potatoes and Brussels sprouts integrated periodically. Typical Crop Yields at Howmuir are as follows, Winter Wheat 3.26-3.50 tonnes/acre (8.00-8.64 tonnes/hectare) and Spring Barley 1.80-2.63 tonnes/acre (4.44-6.49 tonnes/hectare).
