SALE BY AUCTION WITH IAMSOLD

Ty Glan Menai is a 4 bedroom property sitting in approx. 2 acres of mature garden grounds, possessing its own private harbour, boathouse and additional chalet accommodation with views over the Foryd with the dramatic backdrop of the Eryri/Snowdonia mountains.

Ty Glan Menai – an opportunity unlike any other and with a little bit of golfing history too – is situated just yards from the scenic foreshore of the famous Menai Strait overlooking this remarkable stretch of water and the shoreline of the Isle of Anglesey in the distance, a view which captivates the imagination whilst providing an authentic slice of waterside life which surely cannot be measured.

Sitting in some 2 acres of mature garden grounds, this is undoubtedly a “one off” property possessing its own private harbour (the boat in the pictures is included in the sale), boathouse (with glasshouse sitting on top) and additional chalet accommodation with views over the Foryd with the dramatic backdrop of the Eryri/Snowdonia mountains.

Historically, Ty Glan Menai was originally the clubhouse for Caernarfon Golf Course dating from 1909 whereby the original building still stands, having been subsequently and comprehensively enlarged and extended by the present owner many years ago, providing generous and certainly versatile accommodation. Of note is that two of Britain’s most celebrated former Prime Ministers played golf at this very North Wales course. A picture of David Lloyd George and Winston Churchill playing at Caernarfon Golf Club is featured in a book marking the club’s centenary, of which the The Herald local newspaper printed copious reports.

Internally, whilst modernised the accommodation exhibits a degree of its heritage with a spacious central living room with focal open fireplace with various room leading off as well as two separately accessible rooms located to the first floor whilst the two ground floor bedrooms are served by en-suite facilities. It would be fair to say that the accommodation would now profit from some further modernising and updating work. Much of the ground floor features reclaimed solid wood flooring with the kitchen fitted with solid granite work surfaces.

Ty Glan Menai is approached via a dual access driveway with a simple oak built “Porte Cochère” plus a most generous Double Garage (with power/light). Accessed off the roadside adjacent to the foreshore is a Boathouse with dual electrically operated roller-shutter doors with access to a concreted slipway located opposite (currently out of commission yet easily re-instated). As mentioned earlier, a sizeable Glasshouse sits directly above the boathouse. To accommodate the seafaring types is a purpose made harbour/mooring sitting in a generous section of land opposite the coast road. Tidal dependant, the harbour can accommodate a decent sized vessel (the boat in the pictures is included in the sale). The cedar clad chalet sits in a remarkable elevated position and offers stylish accommodation with an open fireplace, vaulted ceiling and three sets of wide sliding patio doors. The property comes predominantly double glazed and has an LPG fired central heating system (LPG tank has since been removed – will require new tank and re-commissioning).

Llanfaglan is a rural community located just a short drive from the historic walled town of Caernarfon. The Foryd is a tidal inlet at the mouth of the Menai Strait and is a haven for sea birds and natural wildlife as well as captivating scenery.

Watch the world go by with small vessels heading out to sea with the coastline of Anglesey to one side and the panoramic mountain scape of Eryri/Snowdonia on the other. Locals and visitors alike are spoilt for not only for its natural beauty but it’s also to great place to relax and explore the rock pools, scour the coastline for shells, seaweed and driftwood and suchlike.

If you’re after the quiet life this could be just the location. The main town of Caernarfon is easy to reach being only some 2½ miles distant and with a choice of roads too. Historic Caernarfon attracts visitors all year round with plenty of facilities for watersports and leisure activities.

The Eryri/Snowdonia National Park also beckons with stunning mountain views. Within the historic castle town of Caernarfon are a wide range of amenities including a plethora of shops, restaurants and several primary schools and secondary school. The university city of Bangor and A55 Expressway are also both within easy reach with Bangor offering a national train service with direct services to London.
