Oakford is an attractively located 1930s house set on the edge of the Conservation Area of the charming village of Standon. The village has many fine buildings, a notable church, Almshouses and an excellent range of shops, playing field and three public houses, all within walking distance. The village is popular with commuters, the A10 is less than one mile away and the M11 is approximately 8 miles away. The area is also well served by mainline stations which can be found at Bishops Stortford,
Hertford and Stanstead Abbotts which run services to London Liverpool Street and Moorgate respectively. The adjoining village of Puckeridge also has a good range of facilities and three schools, including a First School (C Of E), a Primary and Secondary school. There are three notable public schools within a twenty minute drive – St Edmunds College, Haileybury and Bishops Stortford College.

The house is of traditional construction, built in brick with rendered elevations under a slate roof. The house was built in the 1930s and has benefitted from a number of sympathetic
extensions in more recent times. The accommodation is arranged over two floors and includes a central hall, a well-proportioned drawing room with French doors to a west facing veranda. There is also a sitting room and dining room. On the eastern side of the house there is a kitchen/breakfast room with Aga, which has a pantry and airing cupboard. There is a utility room with a door to the outside and a door to a cloakroom. On the first floor there are five bedrooms, one currently used as a study, a shower room and separate bathroom.

Outside, a driveway leads past a sizeable front lawn with fruit trees and bushes, a herbaceous border, a number of maturing trees and shrubs. In front of the house there is an impressive weeping beech tree. The drive splits, to the south it leads to the stable yard and to the east to the house and garage. In front of the house there is a good area of hardstanding, a double garage which has a tack room, ground floor shower room and two useful rooms above, which could provide additional accommodation or an office. Beside the house there are two integral storage cupboards and opposite, a sectional concrete garage useful for storage.

Outbuildings:
There are a range of timber framed buildings including a barn, a Dutch barn, stables and hay store with electricity and water supply. The barn is the most recently constructed building and could provide additional accommodation with the appropriate consents. There is an also an area of hardstanding. Gates lead out onto the paddocks which amount to about 7.75 acres. The ground rises gently and from the top of the paddocks there are delightful views over the village of Standon and open countryside beyond. There is a shared private driveway to the east of the house which leads to the topmost fields.

AGENT'S NOTE: There is an area of ground to the front of the house of about half an acre which sits in the building line of other properties, therefore we consider there is some residential planning potential. On the eastern edge of this land a 4m section of ground has been retained with a view to a sale to an adjoining neighbour.

Standon is a convenient East Hertfordshire village, with a shop/newsagents, post office, baker and a good range of general shops and two pubs and, on the outskirts of the village, there is a farm shop. Puckeridge village has a primary school, doctor’s surgery, further shops and inns. The area is convenient for commuters, being less than a mile from the A10 trunk road. The market town of Bishop’s Stortford lies some 6 miles to the east and has a mainline station with services to London and also has access to the M11 on the outskirts of the town. In addition there are golf courses at Bishop’s Stortford, Hamels Park and Hanbury Manor all within approx 5 miles. St Edmunds College Public School is approx 2 miles from the village.
