PROPERTY
This delightful home is possibly Edwardian and has a colonial feeling with its south facing covered veranda and large sash windows that enjoy a southerly aspect and far-reaching views.
The property is located on the hill side and enjoys level access on one side whilst the other is accessed via steps. On entering, the hallway has exposed floorboards and benefits from north and south light. To the right is the largest reception room with dual aspect, gas fire and built in bookshelves and cupboards. To the left is a good size reception room also with bespoke built in shelves and cabinets, a wood burning stove and a charming bay window with floor-ceiling windows for enjoying the view. Beyond here is the third reception room. This used to connect to the utility room and could be re-opened to allow for annexed accommodation. The kitchen is well equipped with built in double oven, induction and gas hob and Belfast sink. Through an archway is a utility room housing the boiler and space and plumbing for a fridge/freezer and washing machine. A modern shower room and W/C is beyond again. On the first floor are three double and one single bedrooms. The principal bedroom is light and bright with a ‘walk-through’ dressing room to the en-suite bathroom. There are fabulous views from this bedroom over the chimney pots to Melbury Hill.

THE SITUATION
Shaftesbury is a Saxon Hilltop town which provides an eclectic mix of well-known and independent shops, cafes and pubs as well as a good range of everyday amenities such as opticians, dentist and a cottage hospital. For a more extensive retail experience the larger cities of Salisbury and Bath are 30 - 45 minutes’ drive. The area is well known for the large choice of State and Independent primary and secondary schools and a variety of leisure pursuits including horse riding, walking, golf, rugby and more. Communications are good with the A30 and A350 passing through the town and there is a mainline railway station at Gillingham (5 miles). Local international airports are at Bristol, Exeter and Southampton.

OUTSIDE
Outside is a gardener’s delight. A brick paved driveway sweeps up across the back of the property and allows parking for multiple vehicles. The lower garden has an oriental corner, a wildflower bed to attract the bees and a timber sauna and woodshed. The garden then rises to the BBQ terrace which leads to the utility room door. A gate from the hill leads down steps to the ‘front’ door and to additional garden arranged in terraces. The higher level is planted with palms and a banana tree and is a delightful spot to sit and enjoy the view. The next terrace has raised beds and has been a very productive vegetable and herb garden. The lower level has a pond and is a haven for wildlife. The whole plot measures approximately 0.38 acres.

Beneath the house is oodles of storage. The original garage has been divided into two and is useful for storing gardening equipment and furniture. Two doors either side of the steps lead to more storage with shelves and a secret door to a cool wine cellar.
