Lounge- The Kudos also offers an open-plan living area for those who like modern open plan will love this. Quirky in design, in the lounge area there is a wall mounted flat screen TV and modern electric fire, the lodge has PVCu Anthracite grey double glazed windows throughout and French doors looking out onto open countryside views in the Lincolnshire Wolds.

Kitchen- Fitted to a high specification with induction hob, overhead barrel extractor fan, an electric fan oven, integrated washing machine and fridge freezer, there is plumbing and space for an integrated dishwasher. There is a large lacquered metal beam (similar to an RSJ girder) partly structural and part feature. LED spotlights and complimentary modern copper pendant lighting with remote control lighting choice. New waterproof click flooring was laid throughout the open plan Kitchen and Lounge in 2021. LED spotlights run throughout the lodge.

Main Bathroom- The main bathroom features a separate double shower with bi-fold doors, feature wall, heated mirror, toilet and vanity.

Master bedroom- Has a slide and tilt door overlooking stunning views, there is a double bed with white feature headboard and bedside cabinets. Built in double wardrobes provide plenty of storage. There is a feature roll top bath with a wall of mirrors and LED spotlights.

Second bedroom- With a small fitted wardrobe and 2 full sized single beds.

Heating- The lodge is fully heated by combi boiler and gas central heating, which is supplied by LPG Gas Bottles. These can be purchased from the site at £85 per bottle. Lodge has good fuel efficiency due to insulation in walls and under the lodge coupled with plastered walls. The boiler is serviced annually in line with site requirements. Fire and carbon monoxide alarms fitted.

Electric- The electric is on a metre, there is one directly outside near the stair entrance. The site owners take regular readings quarterly.

Ground rent- £3000/PA payable January

Outside- There is a fenced off garden area which is gravelled, a large 40ft composite decking with glass balcony is fitted with gated access and provides an all year round seating area to admire the views or star gaze at night. There is parking for 3 or 4 cars.

Site information- This is a 52 week site, you can visit as often as you like, you must however own a primary residence. The park is adults only.

The hamlet of Old Bollingbroke is a short walk away, it is home to a castle ruins and moat, and has a pub which is open limited hours.
