THE PROPERTY
A brick built, mainly rendered two storey property, under what is believed to be a copper clad roof, with a brick single storey extension to the side. The property, which has been rented until recently, benefits from double glazed windows in the main and oil-fired central heating. It is presented in a basic, maintained order and the accommodation in brief consists of a single storey glazed porch to the front, giving access via the front door to the entrance hall which has stairs to the first floor with understairs storage cupboard and separate cloaks hanging cupboard. The sitting room has a window to the front aspect overlooking the drive and grass mounds opposite, and sliding patio door to the rear, opening to the garden. The well-proportioned kitchen/breakfast room features a range of base and eye level units, with roll top work surfaces, inset 4 ring electric hob with electric oven below, inset sink unit, and space and plumbing for automatic appliances. The oil fired boiled is floor mounted and there is a window to the rear and also an internal window and a part glazed door, giving access to the dining room/study/utility room to the side. The rear hall is accessed through this room and, with a Perspex rooflight and half glazed door to the garden, gives access to a store cupboard and basic cloakroom. On the first floor the landing, with window to the front and store cupboard over the stairs, there is an airing cupboard housing the hot water cylinder, and the landing gives access to two double bedrooms and a single bedroom, two of which benefit from built-in wardrobes/cupboards, and feature original floorboards. There is also a family shower room, which could accommodate a bath rather than the shower unit, with obscure glazed window to the side and a pedestal wash hand basin and low flush wc.

OUTSIDE
The front and rear gardens are mainly laid to lawn with shrub beds and borders and with a concrete path and hardstanding for parking to the side. There is access via a pedestrian gate through the brick garden wall, through to the rear garden. The rear garden is mainly high fence and hedge enclosed with concrete hardstanding area suitable for a terrace or outbuilding, and there is a modern bunded oil tank to the side.
