Description

A beautifully appointed stone-built home with around eight acres, versatile outbuildings and wonderful rural views.

Lytel Garth is a most attractive detached dormer bungalow, thoughtfully designed to combine style with flexibility, and perfectly suited to both family living and entertaining. Set within about eight acres of gardens and paddocks, the property also benefits from versatile outbuildings, ideal for stabling, workshop use or potential conversion (subject to the necessary consents).

The accommodation opens into an impressive double-height dining hall — a striking central space, ideal for welcoming and entertaining guests. The kitchen is contemporary and practical, featuring contrasting cabinetry, sleek worktops, integrated appliances and a central island, while a generous utility room offers additional storage and access to the garden. The drawing room is light-filled and elegant, with double doors to the patio and a handsome fireplace with marble hearth. Completing the ground floor is a guest bedroom (currently a games room) with en suite bathroom, built-in wardrobes, and a cloakroom/WC.

A glazed staircase rises to a galleried landing, where the principal bedroom is privately positioned and enjoys lovely open views across fields and paddocks to the east. This room benefits from fitted wardrobes and a stylish en suite shower room. Two further double bedrooms, each with fitted storage, are served by a family bathroom. An adjoining study provides an excellent home office, while abundant under-eaves storage enhances practicality.

Externally, the outbuilding is currently arranged with stabling and a large workshop on the ground floor, with a versatile upper floor offering potential for a variety of uses. Water and electricity are connected, and there may be scope for residential development (subject to planning). The surrounding land is well maintained, securely fenced and ideally suited for equestrian or grazing use.

Approached through electric gates, the property is served by a sweeping drive leading to an integral double garage and ample additional parking.
