Having been in the same ownership since 2007 this home presents an ideal opportunity for someone looking to live in a character home that over time could be updated, whilst having its own private garden as well as the benefit of its own paddock across the lane with gated access on two sides, and stabling.

A fine 23’ reception hall with oak flooring runs from one side of the house to the other culminating in a conservatory overlooking and with doors into one part of the garden. The sitting room with bay window seat and an impressive stone and brick fireplace with log burner sat upon a raised hearth, is a delightful cosy southerly facing room. The dining room on the opposite side of the hall also enjoys the same orientation and has an equally impressive fireplace with a wood burning stove sat upon a raised hearth with adjacent storage cupboards on either side. The kitchen breakfast room is a delightful double aspect room with windows both on the southern and western side and a stable door leading out. There is an extensive run of block work surfacing with a range of wall, floor cupboards with drawers, bottle racks and spice drawers. A cast iron Esse range cooker nestles in a large brick faced recess giving a warmth to the kitchen and is especially pleasant to stand beside after having been outside on cold day. Finishing off the accommodation downstairs is a good sized utility room and large cloak/shower room.

Stairs rise to a long, part galleried landing off which all the bedrooms lead. The main bedroom is of a particularly generous size being double aspect with Juliette balcony overlooking the paddock. The ensuite is also of a good size having a bath with mixer tap and shower attachment, WC and wash hand basin. There are four further double bedrooms of varying sizes, one having an ornate feature fireplace as a focal point. The family bathroom is of a good size having a claw foot bath, walk in shower, WC, wash hand basin inset in a vanity unit, linen cupboard and a further cupboard with a wall mounted boiler in situ.

Outside
Adjacent to the house is a 25’ garage with up and over door and a personal door to the second part of the garden. Within the garden around the house is a summer house and greenhouse. There is further parking for numerous vehicles across the lane running beside the paddock and this is where the modern barn 60’ x 19’ and stable block 33’ x 18’ is found. The paddock is approximately 1.25 acres access on two side as required.

Gardens
Both areas are laid to formal lawn edged and interspersed by mature shrubs and plants including acer, Crocosmia and such. One area is in ideal spot to enjoy the westerly setting sun.
