A mixed broadleaf woodland with a small stand of conifer, Douglas Fir, around the pond which gives this wood its Pond Wood nickname. The pond, estimated to be a quarter of acre, has previously been stocked with carp. There used to be a landing stage at the western end of the pond, but although some of the frame remains the deck itself has gone. The wood is flat to gently sloping up from the minor road that forms its north-eastern boundary. A short level stoned track leads a short distance into the wood, and this could easily be improved or extended by a new owner. The rest of the wood is flat to gently sloping, and is easily accessible on foot as the undergrowth is kept in check by the canopy. There are some wetter areas in the wood, with a carpet of wood mint in the more open clearings; the occasional red fruit of Lords-and-ladies provide a splash of colour around the pond.

Shelter: There is a wooden cabin/summer house with a steel roof on the banks of the pond, built in 1986 to provide shelter when working at the woodland.

Trees: The wood is mixed broadleaf including oak, hazel, alder, and willow

Boundaries: The north-eastern boundary is the public highway that provide access to the wood. All other boundaries are fenced from adjoining woodland or farmland.

Access: There is good access from the minor road that passes the north-eastern boundary of the land. This road terminates just past the wood, where it becomes the driveways to two properties.

Sporting rights: Included

Mineral rights: Included, except as excluded by statute.

Fencing obligations: No known obligations

Public footpaths: There are no public footpaths or public access of any kind within the land.

Local area: The woodland is in a very secluded area at the end of a no through road, only 6 miles north of the A40 at Llandeilo.

DIRECTIONS

From the East and North via Llandovery

Follow the A40 from Llandovery towards Carmarthen for 8 miles

After entering the 50mph section at Manordeilo, take the first turning right (unsignposted)

Follow this road for 1 mile, then turn left at the T-Junction

Take the next turning right

Follow this road for almost three miles, then at the crossroads, go straight on

After a mile and a half. take the right turn into a no through road, with a small sign for "Parc Mawr"

After half a mile, take the sharp left turn (again signposted Parc Mawr)

The gateway into Pond Wood is after 300 metres on the left hand side.

Please park in the gateway, taking care not to block the road, and continue into the wood on foot.

From the south and East via the M4

At the end of the M4 take the A476 then A483 to Llandeilo

Continue through Llandeilo that at the roundabout continue straight on onto the A40

Turn immediately left onto the B4302 for Talley/Talyllychau

Follow this road for just over three miles, then turn left at the next crossroads

After a mile and a half. take the right turn into a no through road, with a small sign for "Parc Mawr"

After half a mile, take the sharp left turn (again signposted Parc Mawr)
