A unique home and business opportunity in the extremely popular town of Sandwich, close to thriving Aqua Park and fishing venues. The property, a substantial family home, sits on 4.8 acres of enclosed and prominent land with planning approved to erect 8 detached glamping pods with further land available for temporary camping (Use Class BC) where up to 50 tent pitches are available (Feb to April). Available in part or as a whole, this is an exciting opportunity to create a viable business premises alongside a family home or run the glamping/camping business as a standalone entity.

Planning has been approved under ref: Dover 23/01421 for ‘Change of use of land for the siting of 8 no. timber glamping pods along with associated access, parking and landscaping’. There have also been subsequent applications to discharge conditions relating to this original planning permission. However, we would encourage buyers to make their own enquiries to establish the current status of the planning permission, include the infrastructure works required as part of the consent (footpath, parking, EV chargers and waste management).

This property is also available two lots;

• Lot 1 House with approx 1.6 acres of garden - Guide price £700,000
• Lot 2 Land only extending to 3.2 acres with planning for 8 glamping pods and further land - Guide Price £450,000

This is done to meet our obligation under Anti Money Laundering Regulations (AML) and is a legal requirement. We use a specialist third party service to verify your identity. The cost of these checks is £60 inc. VAT per purchase, which is paid in advance, when an offer is agreed and prior to a sales memorandum being issued. This charge is non-refundable under any circumstances.

Location Summary
The historic Medieval market town of Sandwich, is named after the eighteenth century aristocrat, The Fourth Earl Of Sandwich, John Montagu, he requested that his staff bring him meat tucked between two pieces of bread, with others then ordering “The same as Sandwich”. A museum is now housed within the Guildhall which was built in 1579, it is possible to see the Magna Carta here along with the sister document the Charter Of The Forest dating from 1300, not far from the distinctive Toll Gate are the Salutation Gardens designed in 1912 by Sir Edwin Lutyens, a beautiful garden and place for afternoon tea. This quaint town is one of the Cinque Ports and is situated on the River Stour with water-based communities both upstream and downstream including a seal colony which can be viewed from vessels in the estuary where the river meets Pegwell Bay. Famous Golf Courses include Royal St Georges and Princes where the British Open Tournament has been held on a couple of occasions, the area is also hugely important for migrating birds with the British Trust for Ornithology operating from their base at Sandwich Bay which is within the desirable residential private estate. Sandwich town is made up of often narrow streets with excellent examples of timber framed buildings, to the extent that Strand Street has the longest unbroken stretch of such buildings in England. This charming town feels like a village and has a real sense of community and a quieter pace of life where independent retail can still be found.
