HALDEN HOUSE

NEW STREET, WELLS BA5 2LQ

A handsome and comfortable Georgian style town house with spacious 4 bedroom accommodation, a very pleasant rear courtyard and an excellent location within a short walk of the Cathedral, Bishop’s Palace, Market Place and the High Street.

The house, built in 2002 and presented in excellent order, combines elegant Georgian style with modern comforts. It has well-planned accommodation including a hall, cloakroom, a generous sitting room, and a dual-aspect kitchen and dining room. On the first floor are two double bedrooms and a family bathroom, with two further bedrooms and another bathroom on the second floor. In all there are 3/4 bedrooms and 2 bathrooms.

Also, one of the first floor bedrooms is equally suited to use as an additional reception room.

Outside there is a rear courtyard garden and a private parking space.

Location

Halden House is the end property in a short terrace of three Georgian style houses in New Street at the approach to Sadler Street which leads directly into the Market Place and Cathedral. The centre of Wells with its historic buildings, shops, restaurants and cafés is only a short stroll away, and there are beautiful countryside walks close by.

Description

Halden House is arranged over three floors and has deceptively spacious and comfortable accommodation with coved ceilings, sash windows with shutters, gas central heating and double glazing. The house includes good storage throughout and has attractive features such as oak plank flooring, fireplaces and built-in cupboards.

Accommodation

The front door opens into a welcoming entrance hall which widens to the rear and includes a cloakroom with loo and hand basin, together with a useful cupboard that provides space and plumbing for a tumble dryer. At the back of the hall a glazed door leads out to the courtyard.

The dual aspect kitchen and dining room is fitted with a range of cream Shaker-style cabinets topped with dark wood-effect work surfaces. There is a 1½ bowl stainless steel sink, an integrated dishwasher, space for a fridge freezer, a Belling oven with five-burner gas hob and extractor, and a cupboard housing the Worcester gas boiler. The room is light and spacious with ample room for a dining table.

Across the hall is the sitting room, a generous and comfortable space with two front sash windows fitted with shutters, oak plank flooring, a cast iron fireplace, wall lights, and both a built-in glazed display cupboard and additional under-stairs storage.

On the first floor the landing provides a useful study area and has a window overlooking the courtyard. The principal bedroom has two front sash windows with shutters, a coved ceiling and a full range of fitted wardrobes. The second bedroom also faces the front, with sash windows and shutters, a coved ceiling and a built-in wardrobe.

Between them is the family bathroom, fitted with a bath and shower over, loo, vanity basin with storage, heated towel rail and a linen cupboard.

The second floor offers two further bedrooms.

The larger is a generous double with part-vaulted ceilings, two dormer windows to the front, and excellent storage including a built-in cupboard, shelving and a wardrobe. The fourth bedroom, currently used as a study, is also front-facing with part-vaulted ceilings and two dormer windows.

Serving these rooms is a bathroom with bath and shower over, loo, vanity basin, heated towel rail and a further linen cupboard.

Outside

At the rear is a sheltered, walled courtyard garden, paved and easily managed, with space for seating and planting. A side pathway leads to a private courtyard where Halden House has its own dedicated parking space. To the front is a neat, low-maintenance area with railings and space for pots.

About the area

Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.

The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield .

P.S.

A few extra comments

Mortgages – we can help.

Bridging loans – We can help.

Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.

Sometimes we can negotiate an agreement to suit both sellers and buyers.

Sometimes a bridging loan can solve problems and remove stress.

About Us Roderick Thomas is an entirely independent firm with decade of experience selling and letting residential property. The firm has offices in Bristol (Clifton), Wells, Wedmore and Castle Cary and with its networked associate office in London covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of wide spread advertising and effective marketing is recognised and with each property an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE AGENCY – one agent is instructed to sell a property and commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate then sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property.
