An enchanting Grade II listed cottage, rich in character and steeped in history, dating back to the 16th century.

Lovingly held by the same family for over 80 years, and inherited by Derek Frier the village baker who remained there until very recently this remarkable home offers a rare glimpse into the past, with period features and timeless charm throughout.

Located next to Maison Dieu, a striking neighbouring property that originated as a 13th-century wayside hospital, the cottage shares architectural characteristics such as flint and timber-framed construction and beautiful leaded diamond-pane windows. Maison Dieu is now a designated English Heritage site, showcasing Roman artefacts discovered in the surrounding area, further adding to the historical significance of this unique setting.

The façade is predominantly bare render with an exposed timber frame, Kent peg tiled roof, and traditional wooden-framed sash windows. A handsome oak front door opens directly into the dining room, which features a cast iron fireplace and a hatch connecting to the kitchen.
From here, you enter the sitting room, a characterful space adorned with exposed beams and rich wood panelling. At its heart stands a striking exposed brick chimney breast, housing a wood-burning stove tucked beneath a substantial bressummer beam.

The kitchen, located at the rear of the property, is fitted with a range of wall and floor units surrounding all main appliances. While fully functional, it presents an excellent opportunity for sympathetic modernisation. Adjacent to the kitchen is a practical boot room/utility area, ideal for laundry and storage, which also includes a conveniently located WC.

An intricately carved balustrade frames the staircase, which rises to a spacious galleried landing, ideal for loft access or as a charming study or reading nook.

Upstairs, there are two well-proportioned double bedrooms, both featuring exposed ceiling beams and attractive leaded diamond-pane windows, fitted with secondary glazing for added comfort. The bathroom is fully tiled and includes a bath and basin, with a separate WC located adjacent.

OUTSIDE:

The garden is accessed directly from Water Lane through a wrought iron gate, opening into a charming country cottage garden. This delightful outdoor space features colourful flower borders, mature shrubs, a wildlife pond, and a generous stretch of lawn.
A paved patio spans the width of the house, perfect for outdoor dining or entertaining, while stepping stones lead to a substantial outbuilding, currently used for storage but offering excellent potential for conversion, subject to the necessary permissions.

SITUATION:

The village of Ospringe is located on the edge of the Kent Downs. The centre of the market town of Faversham is less than a mile away and the cathedral city of Canterbury approx. ten miles. The village has a well-regarded Church of England primary school, and the local church is St. Peter and St. Paul.

The parish encompasses nine hamlets, the major one being Painters Forstal, which is home to Lorenden Preparatory School, whilst other local primary schools include the outstanding Sheldwich Primary School. The parish is part of an Area of Outstanding Natural Beauty and has several conservation areas as well as roadside nature conservancy areas within its boundary. Mixed agriculture is the main activity of the area and there are still some hop gardens in use.

The charming market town of Faversham nestles between the rural beauty of the rolling downs and the sweeping flatlands of the North Kent marshes. Faversham has a wide range of high street shops and independent retailers which adorn its attractive high street and its bustling market square.

The town also offers excellent leisure facilities with an indoor and outdoor swimming pool, a cinema, a large park and recreation ground, a theatre, a museum and numerous pubs and restaurants. It has a good selection of primary schools and two secondary schools, one of which is the renowned Queen Elizabeth Grammar School. Faversham has a mainline railway station with a regular service to London Victoria, Cannon Street and Charing Cross and a high speed rail link to London St. Pancras.

The nearby M2 motorway gives excellent and fast access to London which is approx. 48 miles away, the Cathedral City of Canterbury (approx. 10 miles away) and the Kent coast.
