Our vendors purchased this detached modern property during 2013. Since then with their growing family in mind they have added a large two storey extension which currently has given them an extra three bedrooms over their double garage equally six bedrooms in all. They have designed the layout so that it could be relatively straight forward to adapt to form a one bedroom granny annexe. A functioning kitchen is already in place.

On entering the property from the village lane on foot via the pedestrian gate you approach the front door and will notice the array of established fruit trees. There is a gravel driveway which is large enough to provide off road parking for numerous cars and allows access to the double garage which has power connected and a pedestrian side access.

Inside, the welcoming entrance hall has doors opening into a useful office/study. The light and airy lounge is dual aspect with a window overlooking the front garden and double doors leading out to rear garden. There is a mains gas fire set within an attractive feature fireplace. The kitchen/dining room allows plenty of space for family sized dining furniture and a comprehensively fitted kitchen includes a gas hob over an integral electric oven, fridge and dishwasher which are all included within the sale. A spacious utility room has plumbing and space for a washing machine and tumble dryer, as well as a useful sink and a cloakroom/WC. Our vendors have set up an office suitable for home working within the remaining space. There is an external door leading into a covered corridor allowing access to both the garage and gardens.

Upstairs, the original three bedrooms are all double in size with the master enjoying use of an en-suite shower room with a double sized mains fed shower cubicle. A family bathroom with a white matching suite, serves two of the bedrooms. A hallway leads to a shower room/WC and the three newer bedrooms, one of which has a walk in wardrobe and another a kitchenette area with a door into the useful eaves storage space.

The mains gas boiler is positioned within the loft space and heats the radiators throughout the home. The windows are UPVC double glazed.

The rear garden is enclosed by timber fencing and mainly laid to lawn with established planting around the edges and a paved patio area ideal for alfresco dining.

The village of North Petherwin is situated approximately seven miles north of Launceston and has a range of village amenities including a Primary School, Parish Church, Village Hall, Football Club and nearby popular Stumble Inn.

North Petherwin is approximately a 25 minute drive to the stunning North Cornish coastline with great beaches and cliff top walks.
From Launceston Town Centre proceed down the A388 (St. Thomas Road). Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
