The Great Barn

Gently rolling hills and perry orchards serve as a striking backdrop to this three-bedroom barn conversion, which has been configured to ensure that the heart of the home - an open-plan living arrangement - best exhibits this spellbinding, far-reaching vista. The attached property carries charming period details, such as arrow-slit windows and exposed beams, but also boasts certain features that are desirable for modern life, including fibre broadband direct to the premises.

Location:

Woodhouse Farm is a breathtakingly beautiful rural retreat, made up of a small complex of stone barns which are tucked just inside the Herefordshire border with Gloucestershire. A far-reaching vista of the majestic Malvern Hills is gloriously showcased as one reaches the extensive single-track lane into the property, which leads past the 35-acre heritage Perry Pear orchard, which consists of 2,800 trees.
Nestled amidst gently rolling hills and patchwork fields, the idyllic village of Upton Bishop features The Moody Cow, a reputable pub and restaurant, plus the Upton Bishop Millennium Hall - a substantial community centre used by many different groups for all types of activities. The welcoming market town of Ross-on-Wye is a short drive away. This offers a plethora of amenities, including a variety of supermarkets, shops, restaurants, leisure facilities and highly regarded schools.

Despite the seclusion of the setting, a network of main roads is nearby. The M50 motorway is approximately two miles away and provides excellent commuter links to the M5, giving good access to Birmingham and Bristol. The A40, also two miles away, leads to the M4 at Newport, giving good access to Cardiff and London.

The Home at a Glance:

The main entrance into The Great Barn leads into a beautifully bright sitting room, a space that sets an excellent introductory scene. Plenty of natural light cascades into this space through two sets of sliding glass doors, positioned on either side of the room, and one aspect showcases the wondrous countryside view. A slate floor flows throughout this level of the property, into two double bedrooms which sit on opposing ends of the sitting room. Both bedrooms carry characterful arrow-slit windows, built-in cupboards and en-suite facilities; one includes a large step-in rainfall shower, with a countertop vanity unit, a WC and a heated towel rail. The other has a freestanding double-ended bath with a shower attachment, his-and-hers countertop vanity units with illuminated mirrors, a WC and a heated towel rail. A stone spiral staircase in the sitting room leads upstairs to the open-plan living space. A vaulted ceiling with exposed trusses accentuates the generous size of the space, a wooden floor flows throughout the expanse, and a sliding glass door leads to a Juliet balcony, exhibiting the glorious perry orchard. The kitchen area also bears wooden shaker units with granite worktops, a Belfast sink and modern integrated appliances which include an AEG dishwasher, an under-counter fridge and an under-counter freezer. In addition, matching cabinets accommodate a Hotpoint washing machine, the oil boiler and a water cylinder. A door in the far corner of the open-plan space leads through into the light-streamed third bedroom, which also features a vaulted, beamed ceiling. This space bears a built-in wardrobe and an en-suite shower room with a step-in rainfall shower, a countertop vanity unit, a WC and a heated towel rail.

Oil-fired central heating. Mains water and electricity. Private drainage via shared treatment plant. Fibre broadband direct to the premises.

Directions:

From Ross-on-Wye, proceed on the A40 towards the M50 and on reaching the M50 island, take the second turning signposted Upton Bishop. Continue along this road and at the T-junction, with the Moody Cow Inn on your right. After around 100m, turn left towards Dymock and Kempley. Continue for just shy of two miles, then, just before the village of Kempley, turn left onto a long track into Kempley Barns. Follow this track until you reach the stone barns at Woodhouse Farm.
