Features and description

Wonderfully conceived by architect Mark Guard, this minimalist maisonette lies on the sought-after Flask Walk in Hampstead. A restrained palette and clean architectural lines define the interior spaces, which have been beautifully carved out to maximise light and flow. Tucked behind the apartment is a split-level south-east-facing garden, enclosed with a traditional stock brick wall.

The Tour

The apartment's front door lies at street level and opens onto a private hallway with an additional entrance at one end. It has plenty of hanging space for coats and room to kick off shoes.

A staircase ascends to the first-floor living areas, which are divided into a living room and a separate galley kitchen. Double-glazed sash windows punctuate the front elevation, framing glimpses across the terracotta roof tiles opposite. The fireplace in the centre, with ample bookshelves on either side, naturally anchors the room. A mixture of oak and ash floorboards run underfoot.

Beyond, the kitchen has smart neutral cabinetry and a large sash window that looks over the garden below.

The second floor opens onto a useful study area with plenty of concealed cabinetry for storage. A WC lies adjacent and is laid with granite tiles and executed in a crisp, neutral palette with chrome fixtures. A geometric paddle staircase leads to a mezzanine level, easily configured as a snug or separate sleeping platform with cupboards set within the eaves. Stainless-steel balustrades and oblong wall cut-outs add architectural interest - a nod to Guard's signature minimalist approach.

The main bedroom lies next door and has plenty of clothes-hanging space. It also has an en suite bathroom clad in large porcelain tiles, with a skylight above to draw further light deep into the plan.

Outdoor Space

The apartment has access to a beautifully tended split-level garden that lies behind a private entrance at the rear of the ground-floor hallway. It feels especially private and peaceful, tucked away behind the building. It faces south-east and thus receives the best of the morning sun, though the lower section offers a shady spot to enjoy the outdoors during the summer months.

The Area

Flask Walk is brilliantly positioned for all the delights that make Hampstead one of the most sought-after locations in London. Set just off Hampstead High Street, there's a range of boutiques, cafés, and places to eat, including Oddono’s Gelateria, Ginger & White, Gail’s, and the famous Hampstead Crêperie.

There are several charming pubs nearby, including The Horseshoe, The Flask, The Old White Bear, and The Hollybush, and the open expanse of Hampstead Heath, with its respective swimming ponds, lies on the doorstep.

Hampstead station (Northern line) is a few minutes’ walk away, while Hampstead Heath and Finchley Road & Frognal Overground stations are only slightly further afoot.
