Pippen Wood is a beautiful manageable, and flat, broadleaf woodland, located in the Wye Valley, with excellent access for any vehicle.

The owner has created a network of clear paths throughout the wood, making it very easy to walk around every part of this wood. There is a tool shed, and an open-fronted shelter for use while working at the wood. The owner has also used a caravan while working there, and that can be included in the sale. There are several piles of firewood, offering a new owner a head-start to feeding a wood-burner!

Trees: Poplar and hazel coppice are dominant in Pippen Wood, together with some healthy ash, and a single oak tree.

Pippen Wood is on the edge of a larger woodland which is mostly Douglas Fir and oak. The whole woodland is designated as Ancient Replanted Woodland.

Boundaries: The northern boundary is fenced from adjoining farmland. The south-eastern/south-western boundary is also fenced, with deer fencing. A lot of trees in neighbouring woodland was blown down in last year’ storms, which has also brought down a lot of the fencing. The trees have been cleared, and the fence is due to be replaced.

The boundaries were marked by green paint on trees and posts, but this has now faded significantly.

Wildlife: Foxes and deer may all be seen here, and the owner has also installed an owl box, that has been occupied.

Access: a good track, suitable for any vehicles, leads from a gateway off the road, along the northern edge of the wood, and, at the end, into Pippen Wood itself.

Covenant: in common with the neighbouring woodlands, there is a covenant designed to ensure that all can have quiet and peaceful enjoyment of their woodland.

Local area: Pippen Wood is near the village of Kinnersley, and only 1 mile from Kinnersley Castle, a family home that is open to the public on specific dates, and a Norman church, St. James, which is home to an unusual 13th century tower, elaborate wall paintings (designed by Bodley) and the significant Smallman monument of 1633.

It is 14 miles west of Hereford, and just 10 miles east of Hay-on-Wye, famous for its annual literary festival.

FROM THE EAST VIA HEREFORD

Leave Hereford on the A438, signposted Brecon and Kington

Stay on the A438 for nearly twelve miles, passing through the village of Letton

Turn right, signposted Kinnersley

Follow this road for almost 2 miles, then at the T-junction in Kinnersley, turn right, signposted Leominster

After a quarter of a mile, turn left, signposted Almeley

The entrance gate for Pippen Wood is on the right after almost three quarters of a mile.

Park by the gate, if there is room, or continue to a small layby 150 yards further on if there isn’t room.

Climb the gate and follow the track to the wood, turning right through a second gateway after 150 yards. Pippen Wood is at the end of the track

FROM THE WEST VIA BRECON / TALGARTH / BRONLLYS

Take the A438 through Glasbury, Clyro, Whitney-on-Wye and Willersley

Continue on the A438 until the T-junction

Turn left onto the A4111 signposted Kington and Leominster

After half a mile turn right onto the A4112, signposted Leominster

Follow this road for two miles, then turn left, signposted Almeley

FROM THE NORTH VIA LEOMINSTER

Take the A44, signposted Brecon and Rhayader

Stay on this road towards Brecon (do not turn off onto the A44 for Rhayader)

After about 11 miles, just after passing the entrance to Kinnersley Castle, turn right, signposted Almeley

Follow this road for two miles, then turn left, signposted Almeley
