High quality new build house with stunning views over Burntisland and Firth of Forth

Description

149 Aberdour Road is one of a pair of high quality new build houses which have been built by the local firm Paul Dow Joinery.

The house has a clever design, being built into a hillside cutting, and looks deceptively small on approach from the driveway. It has a striking larch-framed entrance in the central section which is flanked by a slate mix tiled living area on one side and coloured render area housing the bedrooms on the other side. The south elevation, with both floors having extensive bi-fold doors from the main rooms opening onto balconies, is very impressive.

Features of the house include:

• SIPs panel construction with larch, slate-mix tile and render finish
• Single ply membrane roof with gutters concealed within roof space
• Triple glazed bi-fold doors to balconies on both floors
• Frameless glass panels and metal railings to balconies
• Walnut flooring and double glazed roof light to lounge
• Stairs with walnut and steel handrails
• Open plan kitchen / living room with Porcelanosa tiled floor and underfloor heating
• Dekton work surfaces and Bosch appliances. Island unit. Separate utility room
• Triple glazed Rockdoor front door. Pocket door to cinema room
• Five bedrooms (one suitable as office) served by four bath or shower rooms. Jack and Jill shower room to bedrooms 2 & 3
• Ceramic tiling and luxury vinyl click floor tiles
• Waterfall taps. Multi-tone touch mirrors
• Detached garage with office / studio below
• Walnut and ash doors throughout.
• Air source heating system with Daikin hot water cylinders
• 10 year Global Home Warranty

Location

149 and 147 Aberdour Road are set on a site of 0.9 acres on the hillside above Burntisland. The views from the houses over the village to the Firth of Forth, the Forth bridges and Edinburgh on the far side are absolutely superb. The houses are given privacy by the stone wall behind which shields the A921, and by clever design with all the main windows facing south.

Burntisland is one of a chain of historic coastal villages on the south coast of Fife. The village has an active community and also acts as a home for commuters working in the larger local towns as well as Edinburgh.

Edinburgh is only 19 miles away and Edinburgh Airport is on the near side of the city. The M90, just 9 miles to the west, provides fast links to Edinburgh, Glasgow and Perth. There is a railway station in Burntisland with services into Edinburgh. Inverkeithing railway station (9 miles) is a larger station with more services.

There is a range of local amenities in Burntisland and along the coast including a number of popular pubs and restaurants. There are supermarkets in Dalgety Bay and Kirkcaldy. Within the town there is a local sailing club, amateur swimming club and golf club. The primary school is well regarded, while the nearest secondary school is in Kirkcaldy. There are a number of private schools within reach including Dollar Academy and the many independent Edinburgh schools.
