Balfours LLP are instructed to offer the land by Informal Tender for a letting as a Whole, or in 2 Lots, on a Farm Business Tenancy for an initial term of 5 years to commence on 1st October 2025. The Landlord is not bound to accept the highest or any tender.
A mixed pasture and arable farm, equipped with buildings extending to 128.40 Ha (317.28 Ac) or thereabouts. The land is to be Let as a Whole, or in 2 Lots with the lotting being for the arable land or pasture land and suitable Plans of each Lot are attached at Appendix 2 and a Schedule of field areas are at Appendix 3.
LOT 1 – ARABLE LAND AND BUILDINGS AT WOTHERTON HALL FARM
A single block of arable land extending to 69.41 Ha (171.51 ac) which has been in an arable rotation of combinable crops, with Maize having been grown previously. One field included within this block is
permanent pasture, equating to 1.93 Ha (4.76 ac). The land will be in stubble for the incoming tenant.
The arable land is designated as partially Grade 2 and Grade 3 on the Agricultural Land Classification and is described as a Loam to Clayey Loam. The majority of the arable land is gently sloping or flat and
we believe is some of the best quality arable land in the area.
Previous cropping plans can be provided upon request.
All parcels can be accessed from the B4386 public highway or via a farm track through the farm buildings. Lot 1 includes a farm yard and modern farm buildings, extending to just under 1,000m2, which have been used as implement sheds, general purpose storage and grain store.
LOT 2 – PASTURE LAND AND BUILDINGS AT WOTHERTON HALL FARM
Two blocks of Permanent Pasture, either side of the Wotherton- Rorrington public highway equating to 58.99 Ha (145.77 Ac). Both blocks of land can be accessed via the public highway. The land is classified as Grade 3 and Grade 4 and is undulating pasture, some of which is steeper in character. The land has been used for sheep grazing by the previous tenant but would be suitable for cattle and in part, mowing. We understand the land has a mains water supply connected. The pasture is fenced, but we cannot guarantee all parcels are stock proof and the successful tenant would be required to put and keep the fencing into a stock proof condition. A set of buildings, including a good livestock shed, are including with this lot which sit in a separate farm yard to the south of the Public Highway. The traditional buildings are proposed to be scheduled redundant in the tenancy agreement.
