Features and description

Set on peaceful Huntly Road, this three-bedroom house in Norwood Junction was built around 1902. The house has been recently renovated to create a bright and voluminous living space that extends into the well-kept rear garden. A limited palette of carefully chosen materials ensures a polished finish throughout. Outside, the garden has a feeling of seclusion and has been planted to sustain greenery throughout the seasons. Despite its peaceful feel, Norwood Junction station is a 10-minute walk away, with Overground (Windrush line) to Canada Water (Jubilee line) and Whitechapel (District, Hammersmith & City and Elizabeth Lines). The station also runs Thameslink services and Southern services to London Bridge (in 12 minutes) as well as St. Pancras and Gatwick airport (around 30 minutes).

The Tour

Entry to the house is through a light olive-coloured front door, inset within an open porch and red-brick façade. The entrance is set back from the road with a neat gravel front garden.

The living room is positioned off the central hall with a squared triple window bay. The kitchen, dining and additional living space can be found at the end of the hall, to the rear of the house, where a side return extension and soaring glazing bring natural light flooding into the plan.

The kitchen is neatly positioned at the core of the home, allowing a free-flowing space at the rear, where a bay extends into the garden and has glazed double doors. The kitchen is well-appointed, with an Neff oven and hob alongside an integrated fridge/freezer and dishwasher. Shaker-style cabinets are mounted with a quartz worktop.

There’s a ground-floor WC for ease, along with carefully arranged storage beneath the stairs.

On the first floor are three bedrooms; the principal is at the front, with a south-east facing original bay window. A shared bathroom is found just off the landing, complete with a bathtub and neutral tiles.

Outdoor Space

The garden has been well-maintained with a luscious raised lawn area, bordered with a paved pathway and beds planted with climber and bamboo. It makes a versatile space for entertaining, with an area for dining and barbecuing, as well as a handy garden shed at the far end for storage.

The Area

Huntly Road is excellently located close to a number of green spaces, including Grangewood Park, South Norwood Country Park and South Norwood Lake and Grounds.

There is an excellent range of independent shops, restaurants and cafes close by, including Mama Dough pizzeria, Shelverdine Goat House Pub, The Craft Beer Cabin and Brown and Green Cafe. Local favourite Little Mouse is nearby and sells a good selection of wines and British cheeses. The Stanley Arts Centre hosts a diverse programme of cultural events throughout the year, while Yoga Mela studio is also a short walk away.

There are a number of good schools in the area, including Whitehorse Manor Junior and South Norwood Primary, as well as Harris Academy South Norwood and Harris Aspire Academy at secondary level.

Norwood Junction is a 10-minute walk away, for services to London Bridge in 12 minutes as well as regular Overground (Windrush line) services to Canada Water (Jubilee line) and Highbury & Islington via Whitechapel (District, Hammersmith & City and Elizabeth lines). The station also runs Thameslink services and Southern services to London Bridge (in 12 minutes) as well as St. Pancras and Gatwick airport (around 30 minutes).
