Elegant Ground-Floor Apartment in Historic Elmodesham House:
This is a rare opportunity to acquire a beautifully proportioned one-bedroom apartment within one of Old Amersham’s most distinguished period buildings. Positioned just a few steps from the High Street, Elmodesham House is a prominent and highly regarded Georgian residence. The property offers timeless character, peaceful surroundings, and private parking, all within a short walk of local amenities and countryside.

With high ceilings, original sash windows, and generous internal space, this apartment will appeal to discerning buyers seeking a refined and low-maintenance lifestyle in the heart of the Chiltern Hills.

Property Description:
This ground-floor apartment extends to approximately 462 square feet and forms part of Elmodesham House, an impressive eighteenth-century building that has been thoughtfully converted into a small number of elegant residences.

The accommodation includes a spacious living room with tall sash windows that overlook the quiet private road to the side of the building, a separate fitted kitchen, a modern shower room, and a double bedroom with high ceilings and period detailing.

The apartment benefits from use of a well-maintained communal garden, along with one allocated off-street parking space, which is a valuable feature in this central location.

The Development:
Elmodesham House, originally constructed as Woodville House around 1715 for local merchant Charles Eeles, has a rich and fascinating history. The house once featured wall and ceiling paintings by renowned artist Sir James Thornhill. The Eeles family retained ownership until the late eighteenth century, when it was sold to the surgeon James Rumsey. Following his death in 1824, the property became a school, later operated by the Reverend Ebenezer West’s son under the name The Academy.

In 1861, the school relocated to Caversham and became Amersham Hall. The building returned to private ownership in 1866, undergoing a number of alterations and extensions under successive owners, including Major J. Y. Stephen, who renamed it Elmodesham House.

In 1931, the house was purchased by the local council for use as offices. During renovation works in 1986, hidden murals by Sir James Thornhill were rediscovered, although some were unfortunately stolen following media coverage. After the council relocated, the building was converted into private residences, with many original features preserved.

Elmodesham House now comprises a limited number of elegant apartments, each benefiting from the building’s architectural significance and exceptional central location.

Location:
The apartment is located directly on Old Amersham’s historic High Street, within easy reach of a wide selection of independent shops, restaurants, cafés, and public houses. The town also offers a weekly market and regular cultural events throughout the year. The surrounding countryside, which forms part of the Chiltern Hills Area of Outstanding Natural Beauty, offers an extensive network of scenic walking routes.

Amersham Station is located less than one mile away and provides direct services to London Marylebone via Chiltern Railways, as well as access to the London Underground Metropolitan line.

What We Love:
This apartment offers a wonderful combination of Georgian elegance, a prime High Street location, and beautiful communal outdoor space. It presents an ideal opportunity for those seeking to downsize without compromise, offering both charm and convenience in equal measure.
