This semi-detached ex-authority house was purchased by our vendors during 2016. They have carried out many improvements and much renovation work over that time which include having the roof replaced, installing new UPVC windows and external doors. They have rearranged the ground floor layout to form a kitchen/dining room and a separate living room. The flooring and internal doors have been replaced throughout the home which is heated by mains gas central heating.

On entering the property via a timber pedestrian gate which opens into the garden, a shared concrete path and descending steps takes you to the front door, opening into a useful porch and on into the reception hall with doors off to the ground floor WC, where there is plumbing and space in place for a washing machine. The living room has a window looking out over the front garden and laminated flooring. The kitchen/dining room benefits from French style doors opening out onto the rear decked area. The kitchen is fitted with an array of light coloured cupboards arranged both above and below a wooden effect roll top working surface and tiled splashback. The dishwasher, electric oven, hob and extractor are all included within the sale. There is also a useful kitchen island/ breakfast bar to proving extra preparation space.

Upstairs, all three of the light and airy bedrooms are all well proportioned and are served by the modern tiled shower room that enjoys a double size shower with a glass panel and a white matching wash basin and WC.

Outside, the large terraced garden is enclosed by painted timber fencing and is well stocked. The front garden has been levelled and had gravel laid. It provides a great vantage point to admire the view towards Launceston town, castle and countryside beyond. A large patio area to the rear of the property is laid with robust composite decking and hosts three useful storage sheds. On road parking.

The property is situated on the outskirts of Launceston town centre which boasts a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Within walking distance there is a petrol filling station and handy Spar shop.

Agents Note
There is a right of way down the side of the house for a neighbouring property.
From Launceston town centre proceed to the A388 (St. Thomas Road) continue down the hill passing Greenaways Garage on the right hand side. At the mini roundabout turn right into Dutson Road, contining straight ahead over the next mini roundabout passing the Spar shop on the right hand side. Continue up Dutson Road taking the right hand turning into Prince Philip Road and then the left hand turning into Queen Elizabeth Road where No. 4 will be found immediately on the right hand side marked by a Webbers For Sale Board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
