Nestled in open countryside, this expansive plot spans 0.40 of an acre and comes with planning permission for a spacious detached house.

Imagine waking up each morning to superb south-facing views that stretch across unspoiled landscapes. This plot promises a lifetime of natural beauty, as the surrounding land is protected from development. Enjoy the tranquility of rural living with the reassurance that your views will remain unspoiled for generations.

While the plot offers privacy with no immediate neighbours, you're not entirely isolated. Your nearest neighbours are close enough to offer assistance, yet far enough to ensure your peace and privacy.

Directly opposite your future home lies Old Gore Wood, a testament to the community spirit of the area. Once earmarked for a travelling community site, it was purchased by a neighbour and transformed into a thriving woodland. With the help of locals, 650 trees and shrubs were planted, restoring it to its natural glory. Old Gore Wood is now a cherished asset, offering a serene spot and a habitat for local wildlife.

In summary, this building plot offers the perfect blend of solitude and community engagement. If you're seeking a place where you can build your dream home amidst nature, while being part of a supportive and friendly neighborhood, this is the opportunity you've been waiting for.

Despite its rural setting, Emborough benefits from excellent transport links, thanks to the nearby A37.Life in EmboroughThe landowners have been residents of Emborough since 1992 and have no plans to leave this delightful community. Living outside the development limits makes it a rare occurrence to obtain planning permission for building conversions or new constructions, especially of substantial size.Local AmenitiesWhile Emborough lacks shops, it is home to the Old Down Inn, a welcoming local pub that was originally built in 1740 as an old coaching inn. Drainage Plans
Drainage Utilities - There are no public foul or surface water sewers in the area or nearby the property generally. The existing house (Old Gore House) is services by a private foul water facility, it is proposed that the dwelling would be served by a private treatment plant and field drain within the area of the old riding arena. The site is not known to flood from the sewerage network. Existing Layout - There is currently no formal drainage for the exercise area to facilitate the discharge of surface water. Proposed Layout - The proposed development will look to discharge all the collected surface water to a soakaway / infiltration pond located in the area currently occupied by the riding area. Similarly this area will be used for the discharge of treated foul water in the form of a field drain. The two systems will be set a suitable distance away from each other so as not to cause interference or create a detriment to the system.

Ecology
Bats - Greena have carried out extensive fieldwork for bats in the area where at least 15 bat species have been recorded. The surrounding habitat offers high quality for roosting and foraging opportunities for bats, nesting birds, badgers and reptiles. The surrounding habitat offers lower suitability for dormice and amphibians such as great crested newts.Birds - The site lies within an CS targeting area for lapwing and within an area for tree sparrow.Enhancements - • Bat boxes • Bird boxes • Insect boxes • Native trees • Native hedgerow • Reptile habitat pile and/or hibernaculum • Hedgehog refugia
