A 2.17 acre paddock with a field shelter and tack-room, metered water supply, pond and a small (0.12 acre) area of broadleaf woodland. Situated on the western edge of the village of Rodbourne; approximately 2.5 miles to the south of Malmesbury.
DESCRIPTION
Access to the land is along a short stretch of unclassified road from the Corston to Rodbourne road. Situated on the edge of the village, the land is surrounded by native hedgerows and mature hedgerow oak and ash trees. To one end of the paddock is a small, broadleaf, copse (0.12 acres) and the field shelter and water troughs are located close to the eastern end of the land. Half-way along the southern boundary is an ancient pond, which appears on the 1899 O.S. plans of the area. The current owners have used the land as a pony paddock and wildlife reserve for the last thirty years and the field shelter and tack room were erected about fifteen years ago.
DIRECTIONS
From Malmesbury, take the A429 towards Chippenham until you reach Corston. Half-way through the village turn left onto Rodbourne Road (just after the Radnor Arms). Follow the road for about three quarters of a mile until you come to a sharp left-hand bend into Rodbourne. The unclassified road to the land is to the right, on the apex of the bend. The galvanised metal gate to the field is approximately 130 yards further along the track, on the left.

The land is sold subject to all existing obligations, easements, wayleaves, agreements, etc. There are no known public rights of way across the property.
