Situation - Nanstallon is a popular village near the town of Bodmin which lies approximately 3 miles to the west, offering an extensive range of shopping, banking, schooling and leisure facilities. There is access to the renowned Camel Cycle Trail, which links the towns of Bodmin via Wadebridge to the picturesque fishing town of Padstow on the North Cornish Coast. Numerous popular beaches are within easy reach, with the North Cornish coast just 11 miles away. Bodmin Parkway is 10 miles from the property with mainline rail services to London Paddington via Plymouth.
The Property - This delightful home is approached via a gate and enjoys an attractive frontage. A welcoming entrance leads directly into a well-proportioned kitchen/breakfast room. The kitchen is fitted with an extensive range of wall and base units complemented by a central island. Integrated appliances include an electric oven and hob, along with a built-in dishwasher, while there is ample space for a freestanding fridge/freezer. French doors open out to the front of the property. A useful pantry cupboard and utility room are accessed from the kitchen, the latter housing the oil-fired boiler and providing space for additional white goods. A ground floor shower room lies beyond, adding further practicality. The slate flooring continues through to the spacious sitting/dining room, which enjoys a dual aspect and is centred around a wood-burning stove.
On the first floor, a central landing gives access to three bedrooms—two well-proportioned doubles, one with built-in storage, and a third small double bedroom—ideal as a home office or nursery. The family bathroom is tastefully appointed with a panelled bath, separate shower enclosure, WC and vanity unit.
Outside - The outside space has been carefully designed for ease of maintenance, featuring gravel throughout and a raised decked area, beautifully complimented by established planters. A generous wooden shed provides excellent storage alongside a dedicated log and bin store. The property also benefits from private parking.

About this agent

Stags are delighted to announce the opening of their 20th office in the Estuary town of Wadebridge. Located at No. 1 Eddystone Court, our office will be perfectly positioned to handle the sale of property on the Camel Estuary and North Cornish coast from Mawgan Porth, through the seven bays south of Padstow, Rock, Polzeath and onwards to Port Isaac, including the sought after villages of St. Tudy, St Teath and St Mabyn. The office will be managed by Guy Parsons. It was Surrey-born Guy’s great love of the West Country that drew him back after a 20-year absence spent working in London and abroad. Guy, who was educated in Somerset, finally returned to his roots in 2009 when he joined Stags’ Launceston office. As an Associate Partner of the firm, Guy’s commercial and sales experience has been of enormous benefit to Stags and their clients with his extensive knowledge of both the coastal and country property market. Guy is a keen surfer and enjoys spending time on the beach with his wife, two children and two dogs. Guy is joined in the new office by Sarah Powell. Sarah grew up near Fowey and has always had a passion for property. She has a background working for national developers in a legal and sales capacity. More recently she has worked in residential estate agency in Somerset and is now delighted to be part of the Stags team in Wadebridge. With a competitive international sailing background, her enthusiasm for negotiating sales on both coastal and countryside properties will be an asset to the new office. In her spare time, Sarah is a keen skier and sailor.
