A Grade II listed 18th century four double bedroom detached cottage with wrap around gardens, a detached studio/garage, and views of the historic Ickwell Green at the front. The cottage was originally a pair of cottages of timber framed construction under a principally thatched roof. An extension to the rear was added in the 20th century and it now has 1,991 sq. ft. of accommodation including a canopied entrance porch with a log store, three reception rooms, and a kitchen/breakfast room with a pantry and an adjoining utility room with a door to a second porch and the rear garden. The inner hall has a full turn staircase to the first floor with cupboard under, and there is also a cloakroom.

The first floor landing is split level and looks down into the inner hallway. It has an exposed brick chimney breast and a cupboard housing the hot water cylinder. There are four bedrooms and a family bathroom fitted in a white contemporary suite.

A block paved driveway provides parking for two cars and access to the former garage which is currently used as a studio but could easily be converted back into use as a garage if preferred.

Rooms

Reception Rooms
The dual aspect sitting room features an inglenook fireplace with an open grate, a canopied flue and a raised hearth, with fitted shelving and cupboards set into the recess on one side. Glazed double doors lead to the rear terrace. The family room is also dual aspect with views of The Green and has exposed beams and timbers. The study overlooks the front and has a part vaulted ceiling and a range of fitted bookshelves.

Kitchen/Breakfast Room
The dual aspect kitchen/breakfast room is fitted in a range of painted Beech wood units with granite work surfaces incorporating a sink and drainer. There is also a further tiled work surface and a matching storage cupboard. An oil fired two oven Aga is set into a tiled recess with a high mantel over. Integrated appliances include an electric oven, a hob with extractor over and a dishwasher. There is a shelved pantry cupboard and a feature bay window incorporating a window seat with storage under.

Outside
The block paved driveway provides parking for up to two cars and an electric charging point. The studio is a timber framed building with featherboard elevations and a pitched tiled roof with a high vaulted ceiling and inset Velux skylights. Double doors at the front are currently sealed, and there is a window and part glazed door at the rear, and a ladder to a mezzanine above. A paved terrace is partly covered by a roof which extends from the studio. The gardens are principally lawned with shaped borders, mature trees, and a wildlife pond with a mesh cover.

Situation and Schooling

Ickwell is situated 5 minutes from the A1, and 10 minutes from Biggleswade which is 3 miles away with trains to and from Kings Cross. Luton Airport is 45 minutes away, Stansted is 60 minutes, and Heathrow can be reached in 90 minutes.
