INTRODUCTION

Moat Hall is a truly exceptional family home and estate! There are gorgeous rooms and space on every floor that allow for very easy and relaxed day to day living, and no finer example is the awesome breakfast kitchen that has French doors opening out on the Mediterranean style loggia and dining area that connects to a sublime garden. There is a unique balance of formal rooms and areas to "hang out" in. All the bedrooms are of great size and work well for the modern day family. In addition to the main house is a separate cottage that is ideal for a dependent relative or holiday cottage use.

What is truly remarkable about Moat Hall is it's gardens, grounds and outside space. There is a fabulous blend of manicured lawns, well stocked beds and borders, specimen trees, woodland, lake and paddocks. All of which amounts to circa 33 acres and is totally private. There are outbuildings galore, stables, garages and formal parking areas.

What 3 words would be - Glorious, Unique, Sensational!

The History:

The exact origins of Moat Hall are not known however, it is believed the Hall sits on the site of a much older property that could have possibly been moated hence its name, although this has not been confirmed. A study by the North Yorkshire and Cleveland Vernacular Buildings Study Group found evidence of a substantial medieval timber framed Manor House, with the earliest part still surviving as a central part of the Hall. The date of this part would suggest either late 15th or early 16th century, judging by evidence found within the building.

It was at one time under the ownership of the adjoining Kirby Estate and they undertook various alterations and improvements, which included the addition of the grand staircase and the remodelling of the façade to create a typically symmetrical Georgian elevation. They also demolished the main 18th century residence and made Moat Hall a Dower House and built an 18th century mausoleum, which still adjoins the nearby Norman Holy Trinity Church and forms an attractive aspect on the northern boundary. The property continued to have changes made to it and the accommodation was later rationalised to create what is now an easily managed country house.

ENVIRONS

Moat Hall is set in a peaceful, semi-rural location between the villages of Little Ouseburn and Great Ouseburn. Both villages offer useful local amenities including a primary school, a village shop, and a pub. The nearby market towns of Boroughbridge and Easingwold provide a wide range of shops and services, and the surrounding area is home to several well-regarded state and independent schools.

For those needing to commute, the property is well-connected. The A1(M) (Junction 47) lies just a few miles to the east, offering easy access to major business centres. Nearby railway stations at Kirk Hammerton and Cattal provide direct connections to York and Leeds, where fast mainline services run to London Kings Cross and Edinburgh. There is also regular domestic and international flights from Leeds Bradford International Airport.

SERVICES

The property has mains water and electricity with the inclusion of a backup generator to the main house. Both the house and cottage benefit from oil-fired central heating and are connected to a private drainage system.
