Situation:

The two blocks of land are situated on either side of the A343, between Andover and Newbury. The land is designated within the North Wessex Downs National Landscape. The land has excellent links to motorways including the A34, M4, and M3. The land benefits from direct field entrances onto the A343, a main trunk road between Newbury and Andover, via Hurstbourne Tarrant. The fields are accessed through multiple gated entrances spread along the field boundaries.

Description:

The land is farmed in hand under a wider farming operation. The land gently undulates and extends to approximately 205 acres. The land is divided into two parcels of approximately 100 acres, both areas are predominantly arable with pasture and woodland throughout.

The southern block; that surrounds Esseborne Manor, is mainly used for arable cropping with an area of woodland. Multiple areas have being adopted for Sustainable Farming Incentive (SFI) options. Further details can be made available upon request. Part of the southernmost field has been used for SFI and to grow game covers. Whilst the land has been used for the growing of arable crops in recent years, it would be feasible to change to permanent pasture.

The northern block is used for the growing of arable crops and livestock grazing. The block has a number of copses and windbreaks interspersed to create eight manageable fields.
