*CLOSING DATE - WEDNESDAY 9TH JULY 12 NOON*

The sale of 4 Ardtrasgairt Cottages presents a rare opportunity to buy a characterful two-bedroom semi-detached cottage located just outside Fortingall.

The cottage has a traditional thatched roof which was replaced in 2020 and is heated with Fischer electric heating. There are period features including V-lined pine walling, deep window ledges and exposed beams.

Enter the cottage via a glazed door into the attractive living room with open fire set in a stone fireplace, built-in shelving and an understairs cupboard.

The kitchen is to the rear of the house and has a range of cream wall and floor units with wooden worktop. There is an integrated electric oven and white ceramic hob. The washing machine and fridge freezer are included in the sale. There is a small porch area to the back with access to the bathroom and a door to the rear garden.

There is a further room off the living room which is currently used as an office but has potential as a dining room or family room. One wall is exposed stone and there are built-in cupboards and a woodburning stove.

On the upper floor there are two double bedrooms each with a window to the front and Velux skylight to the rear. Bedroom one has a feature fireplace and built-in shelving.

Externally to the front there is a fenced area with some shrubs and a shared parking area opposite. To the rear of the cottage is an attractive garden laid to lawn with shrubs, small trees and hedging. There is a substantial garden shed and low stone walling.

There is a gate at the back of the garden leading to a shared area where there is a right to use an additional old shed with cobbled floor and a small allotment with raised beds.

The house is Grade C listed building. This listing is usually applied to buildings of special architectural or historical interest which are good examples of a particular period, style or type. In this case a C listing does not prevent alterations, it simply requires that listed building permission must be sought in advance. Further information is available from Historic Environment Scotland.

Fortingall is a small village, famed for being the home of the Fortingall Yew, thought to be around 5,000 years old. There is a parish church and a hotel in the village. The cottage is situated at the mouth of Glen Lyon, a beautiful Highland glen with many walking opportunities. A short drive will take you to Kenmore. Alternatively, Aberfeldy with its variety of shops, supermarket, schools and leisure activities is approx twenty minutes away.

Directions
From our office in Aberfeldy, head west on Bank Street and turn right at the crossroads, signposted to Weem. Follow the road onwards to Coshieville and turn left following the sign to Fortingall. Continue onwards passing through Fortingall itself and turn right signposted to Glen Lyon and Bridge of Balgie. Follow the road along a couple of long straight sections and you will see the cottages up to your right. Turn right onto a side track and continue straight on until you reach a line of cottages. No 4 is the second of the thatched cottages.
