The kitchen was refitted in 2024 and we have to say, has been particularly well done. This is a kitchen that is modern but should appeal to anyone. The cooking station comprises of a four ring induction hob, a splash back and fan assisted oven. There is space for a floor standing fridge freezer and under counter washing machine. Glazed double doors open into the conservatory in a Family room/living suite style creating an environment that will work well for day to day living and for your friends and family gatherings. This is one impressive kitchen diner that also benefits from a deep understairs storage room.

Moving into the conservatory itself and you have a second lounge space though this time with a panoramic outlook over your landscaped garden.

Moving upstairs and the landing seems to add something. One of the walls is angled and our sellers have made creative use of this and the display area over the stairs. The glazing above the doors brings in the natural light.

The garden at 36 Smithfields might come as a bit unexpected. Our sellers have spent a small fortune in the landscaping that carries a similar multi level investment often found on the much more expensive properties! Maybe this is one of the reasons they have loved their time here and have spent so much thought, time and money in making it what it is. They are now looking for a new and bigger project.

The Village Tattenhall is a picturesque village with a difference! There is everything you need and yet so close to hand - a substantial village store with bakery, pharmacy and a range of thriving small businesses that includes a post office, newsagents, dog groomer, hairdressers, tailors, fish & chip shop, Indian restaurant and two popular inns - one with a Chinese restaurant!

The "Good" rated Tattenhall Park Primary School is less than 5 minutes' walk and a considerable amount of money was recently invested into an attractive timber play area for younger children on the green that is to the side of the school.

There are foot paths for pleasant walks to enjoy the fantastic Cheshire countryside and the canal is about a ten-minute walk. Country clubs with spas, golf courses, and other sporting clubs and activities are all a short drive away. There is also a regular bus service to Chester and Whitchurch.

Or who have strong local connections with one of those parishes by reason of employment or close family association.

Secondly from the 14th of April, 36 smithfields became available to aynyone covered above BUT now to persons who reside and have continuously resided in the Parishes of Burwardsley, Buxton, Chowley, Handley, Golbourne David, Hatton, Huxley or Beeston for at least the 12 months immediately proceeding the date of application;
Or who have strong local connections with any of those parishes by reason of employment or close family association.

Thirdly, since the 26th of May, 36 Smithfields was extended to people who reside in the rural area and who have done so continuously for a minimum period of 12 months;
Or
Who have strong local connections with any of those parishes by reason of employment or close family association

From the 7th of July 36 Smithfields will become available to buyers who reside in the administrative district of the council
Or who have strong local connections with any of those parishes by reason of employment or close family association.


Definitions. "Close Family" means a person has a spouse, parent, brother, sister, child, grand parent or grand child who is resident in the relevant Parish or the Council's administrative district and has been resident therefore for a minimum for 5 continuous years.

"Employment" means that a person is permanently employed or has accepted in writing a firm offer of permanent employment or is in full time self employment within the relevant Parish of the Council's administrative district.

"Rural Area" means the Area of the of the Rural Plan as defined on page 2 of the Chester Rural Area Local Plan dated October 1985.
