Nearby courses include Dalmunzie and Braemar, as well as championship venues at Blairgowrie, Gleneagles, and the world-renowned St Andrews. For winter sports, Glenshee Ski Centre is just 5 miles away.

To the north, the historic village of Braemar (15 miles) is famed for its annual Highland Gathering, a cherished tradition attended by the Royal Family since Queen Victoria’s first visit in 1848.

Blairgowrie, the nearest town at 19 miles, provides a full range of amenities including shops, professional services, GP surgeries, and a community hospital.

The Bothy has a private water supply sourced from the hillside, which feeds into a shared holding tank before being individually UV filtered. The property is connected to mains electricity, while drainage is managed to a private septic tank. The Bothy is fully double glazed with efficient electric storage heating, and underfloor heating in both the bathroom and sitting room.

The gardens extend to approximately 0.2 acres, with open views across the rural landscape. A spacious timber deck provides an ideal spot for outdoor seating, connecting to the surrounding garden. After approximately 12.8 miles, just before crossing the bridge over the Shee Water, look for the entrance to The Bothy on your left, immediately before the entrance to the Dalmunzie Estate.
