Development approval for 2 x residential dwellings with outstanding panoramic rolling countryside views to the moors. Huge potential to add value to create grand designs luxury homes set in overall plot approaching 4.25 acres.

A truly one-off location in the open countryside to create 2 residential properties with over 4 acres of pasture via class Q permission.

From ground level you can experience some of the best panoramic views of rolling countryside in the area, facing south west toward the moors on the horizon.

While consent for 2 semi-detached residential properties has been granted, buyers could of course consider a further planning application to amend the plans to suit their needs.

As permitted the plans provide for an excellent sized 3 bedroom property with open plan living and an adjoining 2 bedroom smaller property that could be used as an annex or as part of the main residence as mentioned above.

Given the outstanding location a “Grand Designs” custom home is envisaged with wonderful privacy being afforded through the established hedgerows.

The 4.2 acres of land is well fenced and falls away from the barn, enhancing its view but also keeping control over its own outlook. Viewers will not be disappointed.

LOCATION
South facing, overlooking North Cornwall's unspoilt countryside and facing towards the moors, this class Q development opportunity has huge potential to add value.

Half an hour to the north Cornish coast, reaches Boscastle, Widemouth Bay and Bude. Forty five minutes to the south Cornish coast reaches, Fowey, Polperro and Mevagissey.

Just five minutes to Launceston town centre and the A30 (Cornwall and Devon's primary arterial road), provides ease of access through both counties.

The wide open spaces of Dartmoor National Park and Bodmin Moor’s Area of Outstanding Natural Beauty flank to the east and west, with the rocky outcrops and tors visible from the barn at ground level.

PLANNING
Planning consent for the conversion of the barn was granted under Cover and Application Decision number PA24/09346 dated 24th January 2025. A copy of the full planning consent can be found on the Cornwall Council Website or from the agents offices.

BARN CONSTRUCTION
The building is a single storey, duo-pitched, steel portal framed barn. All the steelwork is heavy duty galvanised, capable to support a second floor and provides an enhanced resistance to corrosion.

There are four bays, with portal frames within each gable wall, resulting in five equivalent portals. There are gable walls to the front and rear elevations. The portal frames are at approximately 4.6m centres. There is both a pedestrian door and large vehicular roller door.

SERVICES
Private drainage is envisaged as would a borehole for private water supply. Buyers must make their own investigations regarding the cost of connection to electricity which is already available in the adjacent field included in the sale. A quote for a mains gas connection has been provided which amounts to less than £2,000.

AGENTS NOTE
The quotes for the gas and bore hole have been provided which is available upon request.

Kivells can be traced back to 1885 when William Thomas Kivell set himself up in business as an auctioneer and land agent, first in Pyworthy and then in Holsworthy. What follows is an account of the Kivell family over four generations in the development of the firm of Kivells, from its origins as a one-man business in the late nineteenth century to its position today as one of the leading firms of Auctioneers, property agents and chartered surveyors in the West Country. William Kivell went on to grow the business and was joined by his sons forming Kivell and Sons, selling farm property and holding livestock auctions. Kivells is a very different firm from that founded by William Thomas Kivell in 1885, however the nature of the business and its ethics remain the same all be it with a much larger area of operation. The firm has recently became a limited company with one of the five directors being David Kivell, a great-grandson of William Kivell. It is organised around five divisions:- Agricultural sales and auctions (including the 3 livestock markets at Holsworthy, Hallworthy and Exeter and on farm sales throughout the Westcountry). Farm, Residential and Commercial Property (covering sales, auctions and lettings). Professional and Valuation work (including surveys, property management, rent reviews and full project management) Machinery and Heritage department (specialise in the sale of steam engines and all manner of vehicles, agricultural and domestic bygones). Kivells now operate from 5 main offices (Exeter, Holsworthy, Launceston, Liskeard and Bude) and 3 market centres (Holsworthy, Exeter and Hallworthy) and the firm employs around 170 full and part-time staff.
