Features and description

Embassy Court is undoubtedly one of the finest examples of pre-war Modernism in the UK, earning it Grade II listed status and its place as one of the most iconic buildings on Brighton Seafront.

This sweet one-bedroom apartment sits on the 6th floor, enjoying an easterly aspect from its private balcony from which you can see the sea. Internally there is huge scope for modernisation which will add considerable value in such a prestigious building.

While the beach is your playground, there is also access to spacious communal roof terrace with panoramic views from the sea to the South Downs. Being so well located for the city and the station, it is ideal for commuters, first-time buyers and investors alike.

Why you’ll like it:
At the time of building in 1935, there was much controversy aimed at the acclaimed architect Wells Coates who had been ‘cutting edge’ with his design of Embassy Court. While it may have been in-contrast to the neighbouring Regency squares, he created a beautifully elegant building, reminiscent of an ocean liner with its smooth, linear form, perfectly apt for a seafront property. By the end of the 20th Century, it had gone into decline, but by 2005 it had been brought back to its former glory by the newly established residents’ freehold company: Bluestorm – retaining its status as one of the coolest places to live in Britain.

There is a sensation of grandeur as you enter the lobby which feels more akin to a hotel, adorned with period architectural detailing to include curved glass windows and doors with walnut and chrome trim, and Terrazzo flooring leading the way to the lift. This awaits to whisk you up to the sixth floor where your door is clearly numbered.

Stepping inside, it is a naturally light flat with clear potential for modernisation and renovation. It is a blank canvas with wood laminate floors and creamy walls in the principal rooms, while the kitchen and bathroom are functional but worth renewing. The sitting room is a fine size for relaxed furnishings and for a dining table and chairs, which can move outside during the summer months to the balcony for drinks and dinner alfresco. Facing east, you gain the morning sun and can look to the south where the sea beckons you down to the beach. Between the neighbouring buildings you can spy the ghostly remains of Brighton’s West Pier where starlings continue their murmuration at dusk. Gazing north, you can see across the rooflines of the city to a ribbon of hillside in the far distance, reminding you just how perfectly position you are here between the South Downs and the coast.

The bedroom is a sweet double with space for a small double bed and freestanding furnishings. It sits conveniently opposite the bathroom which feels en suite with a shower over the bath.

These apartments are unique in this city, and not only for their streamlined aesthetic and cultural roots. They are also favourably located for the vibrant social centres of both Brighton and Hove, sitting within walking distance of Brighton Station and the North Laine. This is a rare opportunity to buy a slice of the city’s history, so it is sure to be coveted by many.
