OUTSTANDING LOCH LOMOND HOME WITH SPECTACULAR VIEWS AND SEPARATE COTTAGE

Description

Nestled in the picturesque village of Balmaha, on the eastern shore of Loch Lomond, and located within The Loch Lomond and Trossachs National Park this beautifully refurbished and sympathetically extended home offers a rare opportunity to own a rural home in one of Scotland’s most stunning locations. The property also benefits from around 3 acres of outdoor space and a separate, self contained one bedroom bothy.
Arrochymore Cottage
This beautifully restored home begins with a bright and welcoming hallway, where windows offer a charming view over the rear courtyard, drawing in natural light and setting the tone for the rest of the property. A useful coat cupboard provides convenient storage. Beautiful tiled flooring features throughout the hallway and sitting room.
To the right of the hallway lies the heart of the home: a generous open plan living area, thoughtfully designed for both relaxed living and entertaining. A duel fuel stove forms a focal point and the full height windows and glazed door frame spectacular views towards the loch and beyond, as well as providing access to the side garden.
A feature staircase rises from the living space to an elevated galleried sitting area, ideal as a quiet reading nook, office space or an additional lounge area from which to enjoy the elevated views. The kitchen is designed to be in keeping with the home’s rural setting, with country style quality floor and wall mounted units and integrated appliances along with room for a breakfast table. There is a separate utility room which sits just off the kitchen, providing further storage with direct access to the rear courtyard.
There is a modern family shower room, fully upgraded with contemporary fittings.
To the left of the entrance hallway lies the bedroom wing offering three well proportioned bedrooms. The principal bedroom is a peaceful and private haven, complete with en suite bathroom and doors opening directly onto the rear courtyard. Bedroom two also benefits from its own en suite shower room and bedroom three has an en suite WC.
There is a fully floored loft which offers fantastic storage and has ladder access.
The Bothy
Set a short distance from the main house, the beautifully appointed one bedroom bothy offers ancillary accommodation, finished to the same high standard with electric panel heating system. Whether used for guests or as a studio or home office, it offers wonderful levels of light and privacy. Inside, the open plan living/dining/kitchen area is flooded with natural light from the full height windows, which frame the stunning panoramic views toward Loch Lomond and beyond. The bothy also features a comfortable double bedroom with en suite shower room, making it completely self-sufficient.

Grounds
The grounds of Arrochymore Cottage extend to approximately 3 acres, offering a truly idyllic blend of landscaped gardens, functional outdoor space and natural woodland.
A gravelled parking area offers ample space for multiple vehicles. There is a sunken patio to the side providing a sheltered seating and outdoor dining area, and the garden includes raised vegetable beds, ideal for home growing. Expansive lawns to the side and wooded areas to the rear provide space to explore, unwind or simply enjoy the wonderful scenery.

Location

Arrochymore Cottage has a magnificent setting overlooking Loch Lomond with panoramic aspects over the loch and beyond. The house is located within the Scotland’s first national park: Loch Lomond and The Trossachs National Park, which encompasses an area of around 720 square miles. Some of Britain’s most spectacular scenery is around the Loch Lomond area. The loch is actually crossed by the Highland boundary fault and the physical characteristics of lowland and highland Scotland can be seen within a few miles of each other.
The property is within the Stirlingshire village of Balmaha. At the foot of Conic Hill, Balmaha is a popular tourist destination providing a welcome stop for walkers travelling the West Highland Way. There is a local pub, shop and boatyard.

Four miles to the east of Balmaha is Drymen, which provides a wider selection of local shops and services including a primary school. There is also a hotel and award-winning restaurant. Local secondary schooling is available at Balfron High (12 miles), with Glasgow (approximately 24 miles) offering a number of respected private schools including Kelvinside Academy, Glasgow High School and Glasgow Academy.
Balmaha is set in open countryside but is easily accessible. Glasgow City Centre is within 24 miles and is normally under an hour’s drive. Stirling can be reached via the A811 and is within 30 miles.
Opportunities for outdoor recreation abound, with all the attractions of Loch Lomond and the Queen Elizabeth Forest Park on the doorstep. The loch is well known for its excellent water sports facilities, including sailing and water-skiing. Pike and perch fishing is available but in some cases a permit is required. The internationally renowned Loch Lomond Golf Club, on the opposite side of the loch, enjoys Championship status and is host to many international events. Other golf courses in the area include Buchanan Castle and Hilton Park golf clubs
