Location

The Beeches is a unique and private home set apart from the main Victorian buildings in South Horrington. It enjoys its own secluded garden and private driveway, offering a sense of independence while still being part of a well-established village community.

South Horrington is located just two miles from the centre of Wells and offers a peaceful, secure environment with no through traffic. The main part of the village is centred around a striking Victorian hospital, now sympathetically converted into a collection of characterful homes and apartments. Residents benefit from beautifully maintained communal gardens, a cricket pitch, and superb countryside views, all within easy reach of Wells and its excellent amenities.

Description

Built in 1997, the house has exceptionally well-proportioned rooms that flow naturally to create an elegant and comfortable home within a stunning and unique setting.

The grounds offer space for family fun with terraced, wooded and more formal areas. There is plenty of space for vehicles on a gated, gravel driveway.

Accommodation

The arched front door opens into a bright interior porch with windows on either side. A second door leads through to a welcoming reception hall with a downstairs cloakroom and large coat cupboard. To the right of the hall, a spacious kitchen boasts classic features, including terracotta tiled flooring, a Belfast sink, and a large pantry cupboard. There is an integrated fridge/freezer, built-in, eyelevel, double oven and gas hob. This double-aspect room enjoys abundant natural light, with French doors opening onto a gravel terrace, garden and an attractive Walnut tree. The adjoining utility room has a sink, space for a washing machine and tumble dryer, and an exterior door to the garden.

Off the reception hall, there is a study, a dining room with double French doors opening onto a raised terrace, and an elegant and bright sitting room featuring a Bath stone fireplace and a bay window with French doors to the raised terrace and garden beyond.

Upstairs, 4 well-proportioned bedrooms lead off a wide, galleried landing. The northwest bedrooms enjoy views of a beautiful cedar tree, while the southeast bedroom has its own shower room and a built-in wardrobe. The principal bedroom boasts a sleek en suite with underfloor heating, a walk-in shower and dressing room. A large family bathroom with an airing cupboard serves the remaining rooms. In all, there are 4 bedrooms and 3 bathrooms.

Outside

The property is set back from the residential lane, screened by a stone wall, with handsome wrought iron gates opening onto a gravel driveway that curves around Split Beech and Horse Chestnut trees. The garden has the feel of a forest hideaway with its stunning collection of mature trees, birdsong and views onto a swathe of woodland beyond.

Raised terraces and flower beds wrap around the south-westerly side of the house, and give way to lawns, a pond, fruit trees, conifers, and striking specimen trees. About the area:

Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance. Castle Cary is the nearest train station with fast links to London. Wells has local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace. There is a busy local shopping centre, a broad range of societies and activities and excellent state and independent schools in the area including a number of primary schools, Wells Blue School, Wells Cathedral School and Millfield.

South Horrington is a relatively new village, created in the 1990s, and with excellent access to Wells. The village is centred around a Victorian hospital, which has been thoughtfully converted into characterful houses and apartments. The original building was designed by architect Sir Gilbert Scott, who is renowned for his work on the London Foreign Office, the Albert Memorial, and St. Pancras Station. It stands in a commanding position looking across its own mature grounds and wooded hills beyond. Residents benefit from extensive communal gardens, a cricket pitch, superb views, and a quiet, secure environment with no through traffic.

The Beeches is a distinctive property set apart from the main Victorian buildings. It enjoys a high degree of privacy, with its own secluded garden and private driveway.

About Us Roderick Thomas is an entirely independent firm with decade of experience selling and letting residential property. The firm has offices in Bristol (Clifton), Wells, Wedmore and Castle Cary and with its networked associate office in London covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of wide spread advertising and effective marketing is recognised and with each property an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE AGENCY – one agent is instructed to sell a property and commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate then sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property.
