A real hidden gem, this exceptional bespoke residence is nestled in 4 acres of land (stms). Abutting the Norfolk Broads, this property was designed and built to the highest standards, as the owner is a housebuilder and chose to make this property their family home. It is a barn-led design which blends traditional architecture and construction methods with contemporary luxury. Using reclaimed roof tiles, black timber facade and handcrafted brickwork, traditional materials have been used extensively throughout. Inside, an open-plan, bright feel is complemented by bespoke joinery and carefully selected premium finishes.

Situated on a private riverside plot, this home offers direct access to the Wensum. Tranquil, sweeping countryside views offer privacy and seclusion, despite being in easy reach of Norwich City. Surrounded by unspoilt nature, this property presents a rare opportunity to enjoy city-living, set within the vast countryside that is outside your window.

Covered entertaining areas, an outdoor kitchen, hot tub to relax in whilst admiring the far reaching views. There are tranquil sheltered spaces for relaxing and enjoying nature. A note from the owners

“We built this as our home and built it to exceptionally high standards. We took a traditional old barn, took it down to bare foundations and started again using reclaimed roof tiles, black timber façade with an artisan build quality resulting in a traditional barn look with a modern contemporary finish internally. A property that’s totally hidden from the road but once in the courtyard the most amazing gardens, entertaining spaces and its own private access to the river Wensum await. Low running costs were a key consideration and has been factored into the design of the house throughout. The gardens, and entertaining spaces they provide, are what we will miss the most and we hope you will enjoy this space as much as we have.”

Agents Note

We understand the property will be sold freehold, connected to mains gas, electricity and water with a sewerage treatment in place.

The new Viessmann hydrogen mix boiler is 2 years old with a 10 year guarantee.

Welcome to Minors & Brady, your local, independent estate agents. If you're thinking of buying, selling, or letting, then you've come to the right place. We were recently awarded first place in 'best estate agency office' in the whole of Norfolk and Suffolk and we came third in the whole of the U.K. at the ESTAS, the UK's largest estate agency awards hosted by Phil Spencer from 'Location Location'.    Our story is an interesting one. Jamie Minors and Alex Brady were passionate estate agents who had relentlessly worked their way up from Trainee Negotiators, to Senior Valuers, to Branch Managers for other firms; Pymm & Co and Haart respectively. Both Jamie and Alex had a long term plan to build their way of buying and selling via their own brand to ensure their same ethos was practiced daily. As competing rivals in the property industry, but friends outside of business, they coincidentally both realised they were due to set up their own firms in the same area.    After much discussion, they both realised they wanted the same thing; to deliver the best possible service to all buyers and sellers across Norfolk, with one 'super team' under one brand.    From there, as they say, the rest is history. Minors & Brady is now an award winning estate agent offering an unrivalled level of service in our area. Our key strength is that an owner of the business oversees all aspects of buying and selling, 7 days a week.
