The land is ideal grazing land, with some of it considered suitable for cutting with crops of silage/hay taken in the past.
LOCATION
The land is located in the heart of the North Pennines Area of Outstanding Natural Beauty (AONB) on the edge of the Stanhope Common. The land has quick access to the A689 which in turn connects to the A68 providing excellent transport links.

MANAGEMENT
The Licensee (grazier) will have the right to graze the land with their sheep and/or cattle. The Licensor will retain a right to use and access the land as they wish, although no sheep, cattle or horses of their own will be grazing the land nor will there be a grass crop taken.
TENURE
The letting will be on a license basis over varying terms as detailed above. The letting will allow for sheep and/or cattle only, which will belong solely to the Licensee. The license agreement will commence as soon as possible and will terminate on the 1st December 2025.
Cattle to be off no later than 15th October 2025.
SERVICES
The land is served by a natural water supply.
