THE PROPERTY
Weeley House is an 18th Century Grade II Listed house, which has undergone a sympathetic and tasteful renovation program during our client’s ownership.

21st Century improvements of note include four newly fitted bath/shower rooms and a nicely modernised kitchen and utility room; these have been appointed in such a way as to accentuate the character of the building, which is refreshing to see in a renovated Listed property.

The house’s original features include sash windows, oak staircases, oak and parquet flooring, oak doors, exposed beams, red-brick fireplaces and fitted cupboards – in many cases these have been carefully restored and even improved, for example with the addition of modern log burners in the sitting and dining rooms.

The most significant improvement would be the 2022 conversion of two loft rooms into what are now a charming guest suite and cinema room. These works incorporated the replacement of a number of sash windows, a thermal upgrade to the roof and improvements to parts of the roof and parapet wall.

As the floorplan illustrates, the ground floor reception accommodation is extensive, with three large reception rooms and a kitchen/breakfast room in a traditional arrangement around a central hall – the vast dining room could host a dozen dinner guests and is perfect for winter or summer parties with a large log-burner and direct access to the terrace.

GROUNDS AND OUTBUILDINGS
The plot totals 0.63 of an acre and faces west, meaning it will enjoy sunshine all afternoon until sunset.

A terrace runs the full width of the house which has been cleverly landscaped with seating and dining areas that include a pizza oven, a gas barbeque and a charcoal grill – this space is perfect for summer entertaining, with a number of carefully arranged trees providing both privacy and shade.

The remainder of the 200-foot garden is mostly laid to lawn although it is populated with a variety of mature trees, staked saplings and well-kept hedges; a productive kitchen garden runs along the back boundary which has a variety of raised beds and a greenhouse.

At the front, the house is set back from the road by a formal garden and at the side there is driveway parking for around half a dozen vehicles and access to a detached garage (with a chicken coop behind).

LOCATION
Weeley House is located at the centre of the village of Weeley in a residential street (with a 30-mph speed limit) and within a short walk of the village Primary School, Post Office/Store, Bakery and public house (The Black Buoy).

Weeley Train Station is just a 350-meter walk from the house where a service to London Liverpool Street runs with a journey time of around 75 minutes.

Colchester City centre is 13 miles from the property with the beach front towns of Clacton and Frinton both being around seven miles away.
