The land is well-suited to the cultivation of high-yielding cereal and root crops, including potatoes, due to its free-draining sandy soils. Access is excellent via public highways, with all field parcels
benefiting from direct roadside frontage.

The land is bounded mainly by mature hedgerows and is currently entered into Countryside Stewardship Scheme that expiries in December 2025. The purchaser will be required to take on the responsibility of the Agreement until its completion. From 2026 the land will be free from all scheme obligations allowing a future purchaser to access Environmental Land Management schemes, offering flexibility for future use.

Boundaries
The vendor is retaining land to the east of parcel 6198. Where necessary, the vendor will be
responsible for erecting a new boundary fence to clearly demarcate the retained land from the land
offered for sale.

Holdover
The vendor reserves the right of holdover to harvest any crops not removed by the date of completion of the sale.
