Description

Traditionally a barn for Springwater Farm, this imposing and handsome agricultural building was lovingly and sympathetically converted, 25 years ago, into a unique home, by the current owner. Great care and attention has gone into handmade doors, stairs, furniture and other features which complement the original, imposing structure. Exposed, original beams, stonework and honey-coloured oak floors celebrate the traditional and authentic quality of the building.

The rooms are spacious and yet welcoming, and most have superb, far-reaching views over West Hay in the south and to Glastonbury Tor in the east.

Well maintained and presented to a high standard inside and out, with stunning grounds including smart drive, outbuildings, paved terrace, gardens with glorious floral beds, mature trees, a pool area and paddock, all combine to create a fabulous rural residence.

Accommodation

The front door opens to a reception hall, the principal bedroom is on the left with luxurious ensuite, and dressing room. To the right is a snug/living room with a wood burning stove. Stairs rise to 3 further bedrooms and a family bathroom. Stairs also descend to a sumptuous, oak panelled, sitting room with inglenook fireplace with a wood burning stove for warmth in the winter months. Stone steps descend to the 21ft dining room which has French doors to the terrace. The kitchen is also on this level.

Fitted with comprehensive units and a marble worksurface, this is a functional workspace with top of the range, Miele, integrated appliances, including a full height fridge and separate full height freezer, dishwasher and inset microwave. The Belling range with 3 ovens, grill and 5 ring induction hob has an extractor above. A door leads from the kitchen to a bright conservatory with double doors and a single door to the terrace and garden.

In addition, stone steps rise from the kitchen to a cloakroom/wet room, the laundry and a versatile 5th bedroom/study. This completes the accommodation in the house.

Outside

A timber farm gate opens to a private, block paved drive with parking for several vehicles and space for storing trailers if needed. The stunning, southerly views that greet you are distracting but if you turn your attention to the north there is a stable block which has a huge double garage/workshop at the east end, 3x stables/storerooms and a tack room with plumbing for a washing machine. This substantial stable block (Harry Hebditch) has recently been reroofed in commercial grade roofing with a 30year guarantee.

The drive wraps around the west side of property to the south side where is joins a paved terrace in front of the house. This is a wonderful, sunny place to sit and enjoy the view. An attractive, pergola offers shade for summer lunches. The gardens unfold beyond the terrace with a combination of lawned areas, shrubberies and decorative beds brimming with colour and texture.

Steps descend, through a gate, to the pool area. This is sheltered and totally private. A pool shed, is currently used as a gym, with scope for other uses if required. It has a wet room, w.c. and pool storeroom. Lawns continue beyond this to a fenced paddock and wooded dell, with seating beside a natural pond. Walnuts, willows and apples are just some of the wonderful mature trees to be found here. A gate opens to a large field beyond which is available by separate negotiation, circa 2acres.

P.S.

A few extra comments

Mortgages – we can help.

Bridging loans – We can help.

Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.

Sometimes we can negotiate an agreement to suit both sellers and buyers.

Sometimes a bridging loan can solve problems and remove stress.
